Great location and easy walk to main bars/restaurants!
Nice location and gated community. We didn't have a car but there was ample parking & it was easy for all of our ride share drivers to find, which I appreciated. The property managers were frequently on-site and easily reachable. I had no reason to contact them while I was there, but I was glad to know they were around. There were some minor issues with it being an old apartment that I noticed, but all are easily fixable and didn't really effect how much I enjoyed my trip. Overall a decent stay in a nice, peaceful neighborhood.

Pros: Convenient location. Only 5 miles from I-40. Secure parking and literally a few steps from your car to the front door. No frills well appointed place for a solo traveler.
Cons: The walls are VERY thin. I could hear the adjoining guests conversation, walking around, tv etc until we’ll past midnight. The bed is a comfy tempurpedic, latex type mattress. But the metal bed frame is squeaky. Tip: bring your own pillow.

Perfect little place from which to explore Memphis or just rest in a stylish, cozy space. The cleanliness was impressive and appreciated. Tim totally hooks you up with everything you need to know about the place and the area. Would love to come back and stay here again!
Great, secure space in walking distance to local eats
Tim's homes are always very nice and updated. I really liked the fact that this apartment was gated, especially since I was alone. The host and maintenance staff were very nice and accommodating. I can say that the walls and floors are very thin, so be mindful of your noise level during the night.
Tim was a wonderful host! The check in directions were easy to follow and he always responded in a timely manor! He also created a guidebook and a list of his favorite places/suggestions on things to do in Memphis which was very helpful and considerate! I’ll definitely book with him again in the future!

Tim’s place was great, perfect for 2. The living room area was comfortable, the kitchen was small and cute, the shower was clean, and the bedroom was comfortable. Parking was great and felt safe as it was gated and private. Would stay again!

You couldn’t ask for a better location. Lots of parking, and it’s great to be in a gated community. However, there was only one blanket in the place, and the pullout bed didn’t work, so my friend and I weren’t very comfortable in the evening. If you only plan to use the bed, it’s a great spot!
Very convenient place to stay, close to so many things to do! Dedicated parking was also a plus.

Great location, walking distance to the best of Memphis. We liked the gated parking lot. Nice AC for the summer. The only negative was the bed was rather uncomfortable and was very noisy even with subtle movement!

Had a nice stay here. I used to live in Memphis so I knew what the location is like...if you're not familiar, one street can look upscale and the next can look sketchy. This is Memphis! The duplex is in a great location if you want to be in midtown (the heart of Memphis). Walkable to the square, convenient. The gated parking was a nice bonus. As a woman traveling solo I felt quite safe. As people have said, the walls are thin but I knew that and brought a sound machine and it wasn't an issue for me. The place was tidy and as described in the listing. Shower was nice and hot, pressure was good. The a/c worked great which is essential in the Memphis summer heat--I was really thankful for that central air! The wifi worked great for me, no problem getting basic work done. Tim kept the line of communication open so I knew he was easily reachable at all times, though I didn't run into any problems where I needed to get in touch. Would certainly stay again.
The location was fine and the communication was good. The cleanliness and quality left some to be desired, but it wasn’t awful considering the price.
Location was amazing. Near many things. Tucked away and quiet. The only issue we had, Tim fixed it immediately. The wall are thin like some have mentioned but we didn’t hear much besides occasional laughter at certain times. Tim supplied great recommendations and accommodates guests well. Would return.
This place is a good bargain - it’s about five minutes from the Memphis Zoo, Brooks Museum, Overton Park, and Overton Square. It’s gated and a very quiet neighborhood. We walked around and never felt unsafe. Ten minutes or so from downtown Memphis. We had no problems and would stay here again.

This is my second time staying at Tim’s place and I absolutely love it. Clean, comfortable, and affordable- this is my go to stay when in Memphis!
Overall the place was amazing and we really enjoyed our stay. The location was also amazing and I really liked that the area was enclosed by a gate. The communication between me, Tim/the owners were a 10/10 also. The only problem I had was that the wine glasses, the toaster, and underneath the bed and couch were dirty.
If you are looking for a great location to be in for a visit to Memphis, this place has everything you need. Easy check in and out. Super quick communication. No problems at all. It’s very simple and clean and had enough room for the two of us. If you want to sit on the patio, bring some chairs. Next time, we will do that. No time this visit. We will be back!
The place serves its purpose. It’s not fancy but pretty clean. Could use more bed pillows and better bedding. Location is good.

This is a great location; walking distance to Overton Square with all its restaurants and entertainment and up to a fifteen minute drive from just about anything in the Memphis area. The cottage was neat as a pin, comfortable, and quiet.
Great place offering more than a hotel for an extended stay. Nice sitting area to relax in the evenings. Kitchen allowed easy meal prep. Washer/dryer more than adequate for a single guy’s needs. Full size bathroom with good hot water staying power. Very comfortable bed.
We loved our stay here! Check-in was a breeze, the placed was really clean, smelled great, and is overall absolutely adorable. We really enjoyed walking around Midtown/Overton Park area which was an easy walk from this place. I will definitely be back!

Good place to stay. We didn’t have an issue as women with safety in terms of the location. Check in was super easy especially since our flights got in at 1am. The tv was super slow but works after a couple tries. Overall very solid and good place in midtown.
Close to some interesting bars, restaurants, and coffees shops. The place reminded me of a caged-in low-income housing project. Safe place, but not very comfortable.

Pros: walkable, cute space, has a dishwasher, provided tide pods, has Netflix and YouTube, good parking, clean.
Cons: pedestrian entry wouldn’t open, walls are thin, hair dryer doesn’t work, got accused of smoking with no proof, saw a roach, smoke alarm kept beeping.
Personally: Overall I enjoyed my stay but I wouldn’t come back again.
We booked only one night so after AirBnB fees, cleaning fees, taxes the place cost twice what the listing first said. For this amount I hoped for more.

It's a nice little duplex and I loved having the complex gated. The location is the best part about it, right in the middle of pretty much everything. It could have been cleaned better prior to my arrival. I stayed for a month while working and it wasn't bad. The walls are thin as described but it didn't cause any issues for me. I did have a problem with the WIFI kicking me off periodically during the day.

Pros: Location - walkable to everything you need; has everything for your stay including washer/dryer and dishwasher; great neighborhood.
Cons: the place is pretty dirty - dust bunnies in the airco grills; the tub drain was clogged and bathtub would fill up in 20 seconds while showering; the bed, pillows, and sheets were nasty; the outdoor space had one flimsy chair so it was uncomfortable hanging out outside; the electric lock didn't work.
Overall: I chose this place for location, and I was very happy with where I was staying, but I always felt a little dirty, as the place needs a thorough scrub-down top to bottom.
When I arrived an hour and a half prior to check-in, it took forever to get an ok to enter the apartment, even though it had already been cleaned. This is definitely a corporate apartment - with all the pitfalls of a place no one really cares about.

Positive: It was located in a great part of Memphis, but one which has become less safe for vehicles parked on the street. The gated complex helped make us feel safer. Also the comfort of our cottage was great if a bit bare bones. Decor was okay and there were the necessities for laundry and dish washing. Overall very nice
Negative: My husband hates a duvet and he’s tall so he fights with it all night long. I have learned that when traveling by car to bring a top sheet and a blanket. It would be nice to have that provided at the location. Also a throw on the sofa would be a nice touch

Safe and comfortable accommodations with all necessities provided. Loved proximity to Overton Park especially the challenging little 9-hole golf course. Plenty of good food nearby. Close enough to Memphis attractions. Host was especially attentive. Could not ask for more at that price point.
Enjoyed our stay. Bed was comfortable. Place clean and neat, minimal dust bunnies. The gated entry/parking and cameras added an additional level of security. The area is close to some really nice eateries and was easy to navigate. If in Memphis again I'd definitely book again.

Tim was great and very responsive. There were a few glitches on arrival, but he was quick to iron these out . The neighborhood is very safe, I felt comfortable walking around by my self. Your car is secure. Quiet and clean. I would definitely stay here again and/or use his organization.

Have stayed here multiple times. Everything was fine.
When I first arrived, I could not get into the rental, due to the fact they sent a message while in route to Memphis that the code changed, but that code didn't work either. It took a half an hour in 100 degree weather to fix that problem, which management apologized for. When I finally got into the rental, I was assaulted by a strong mildew smell. I'm severely allergic to molds and mildew, which I had to immediately buy febreeze and Flonase. The place was stocked with all the essentials, location was great to the Target house at Saint Jude, (my 2 year old grandson and family are there), and the street was quite. About the bedroom...I had to clean the walls due to dust and cob webs, and the room was shabby, bathroom was clean and I never used the living room, due to the fact that the sofa smelled of mildew. I did like the location, the security fence, the white noise machine in the bedroom and the washing and dryer machine (note: there was a loud screeching noice coming from the dryer, which I left management know about), the quite street, and the clean refrigerator. So, if you're not going to be in the rental long, need quick access to midtown, a place that is budget friendly and feels somewhat safe this is an ok place to rent.

Very nice place, with a close location to Midtown/Overton Square. The place is one of several small efficiencies in a complex. Gated parking, easy access into the complex and the unit via keypad. The place I rented was a small one bedroom. It was clean, and the bed was comfortable. The units are older, but refurbished and well maintained.
For those looking for a rental to hangout at this may not be it, but if you like me needed a "launch-pad" to sleep at and that was close to what you wanted to visit, it is perfect.
Host communication was great, and it was easy to get ahold of them for anything that came up.

We stayed at this unit for 3 days. This unit had a lot of amenities within the unit, gates for the parking lot were great for comforting us and making sure that we felt safe. There was lots to do in the area and overall had a nice time at this unit.
Everything including the security, description, and communication was great. It was clean in appearance and smell which is important to me. Tim answered all questions in a timely manner. I would stay there again.

I’m in school and I needed somewhere to stay for my residency that had a full kitchen, WiFi, and was close to school. This place was perfect. Great location, clean, modern furniture. Communication was excellent, as well as the customer service! Can’t beat the price either! I will definitely return.
