A few blocks from Union, turn right, go a little over two miles straight and you’re right at Beale St. A very easy drive.
Tim’s place had plenty of parking, the gated area adds a measure of safety. The place was very clean and comfy.
May 2021- The bridge at I-40 is out so plan ahead for an alternate route if you’re arrive from the north or west.

It had what I needed, but it could be more homey. In a great location and the gated parking lot is very nice.
This location is peaceful, clean and well stocked. The owner’s team and him were responsive and courteous. This is my first AirBnB in the US and it was exceptional.
We had a small hiccup with the booking at this location but the host took great care of us and found us a beautiful replacement location. They took great care of us.
Perfect for downtown activities
We had a great time at Tim's cottage. Perfect location, just 7min walking distance to the Overton Park & Square, which has great restaurants & bars. It is in a quiet & gated neighborhood. Also very clean with everything that someone might need. We definetly will come back

Not fancy, but cute and clean and neat and serviceable. Close to some real good restaurants and Overton Park with its green space, excellent Zoo and Brooks Museum of Art. Just a short drive to downtown and the river and the cool Bass Pro in a pyramid. I don't know what else is down there. Good food to be had at Overton Square and in the Cooper Young neighborhood as well. If you just want to lay back and watch Netflix you can do that too. Responsive to messages should you have questions during your stay.
The house was very clean and small. Would recommend! Perfect for a couple wanting to check out downtown Memphis and Graceland!

5 Stars! Walking distance to resteraunts/bar, ice cream vendor, and a few shops. Gated complex with about 5-6 other units. No worries about random people peaking in your window to see what you have or pulling on your car door handle while you're asleep. If we come back to Memphis we will stay here again. Great value!

Tim's place was clean, affordable, and centrally located to Midtown Memphis. There were bus lines close by the apartment that took you downtown but we rented a car. Super close to the Memphis Zoo and Overton Park! Great coffee and restaurants nearby as well. Thanks for the smooth stay, Tim & team!

Perfect location. Close to UM, Liberty Stadium, and multiple food options. Overton Park and the Zoo is walking distance. The apartment is a little older. The walls are thin so you must watch the noise level. Everything was clean. The bed was not as cozy as I'd like (Ikea ) and it was squeaky. However it wasn't too bad. Kitchen and bathroom had the basics and the streaming services are available. Overall good stay and worth the price.
This place was GREAT the value, the location, the amenities, the cleanliness and the support staff couldn't have been better. If you ever plan on coming to Memphis and don't consider this place an option you will be missing out I promise.
This is a good stay for a budget traveler looking for the bare minimum in Memphis. The apartment is in a gated area which is nice but still it did not feel like the safest place to stay. There is a bright light right outside the bedroom window which stays on the whole night making it a bit hard to sleep. Overall it was an affordable and decent place to stay in midtown Memphis.

Three things to note- if you are scent sensitive, please inquire if they use any air fresheners in the unit. We had 2 overpowering air fresheners in the unit that wreaked havoc on my allergies all weekend. I should have reached out to Tim as he was quite responsive to inquire about a possible relocation but I didn’t so that is on me.

3. Bedroom window faces parking lot. The security light shines directly into room through the blinds. There are no curtains. It is SO bright.
I can not recommend this particular unit. In the complex there are several units, perhaps others are better.

- Location is amazing. Easy drive to many locals spots and destinations.
- Complex feels safe/secure. Gated entry/exit. Parking is ample.
- Communication was fast.
CONS:
- The unit’s A/C and heating unit was extremely dirty with major respiratory irritants. (I had to leave the last night of our stay because it was so bad. After the second night sleeping there both my husband and myself woke up with itchy watery eyes, sneezing, etc. symptoms cleared after two hours out of the rental)
- The bed. It’s just bad, not a real mattress. It’s a cot-like pad on an extremely squeaky/rickety frame.
- The unit is old,not updated. All throughout the unit there are obvious slap-dap paint cover ups and fixes. Just kinda rundown. Which shocked me because by the pictures you could not tell. I booked it at a rather low rate being it was last minute. I didn’t expect it to be a 5-star hotel, but it was just below standard.
So thankful for Tim and this lovely home he provided me with. Stayed here for a month. If you’re hesitant don’t be!
This was my first stay at an Airbnb and it was fantastic! Tim and his team made everything so easy. This place was great for a couples weekend away. My boyfriend and I went and shopped/hung out around Cooper Young and Overton Square - location was great! The listing was extremely accurate. I was not disappointed.

Loved the house! Great location - you can walk a couple of blocks and be in the Midtown area with lots to do. Also short drive many other things to do in Memphis. House was clean and had what we needed. Great to have a "gated" area for the house and lots of parking.
Only issue was the bed is on a metal frame and was very squeaky!

This is a great place!!! Centrally located so you don’t have far to go to attractions. I enjoyed the peace and quiet in the secured gated neighborhood. Check in was really easy and the host was very attentive.

Wonderful little space that is ideal for a safe and centrally located stay. The gated community and parking provided additional security- very nice! The short walk to restaurants was convenient. Overall, the apartment was clean but could use a deep cleaning overhaul. The walls are thin but we had no troubles sleeping. Tim and company are very responsive and easy to work with.

Tim was also a great host. After I booked, he contacted me about an issue that had just been discovered. He offered me the opportunity to cancel and get a full refund or a discount if I chose to stay. He was very upfront and answered every question I had. Cons: absolutely filthy, worst mattress I've ever slept on in my life, you can hear everything if you share a wall with any other unit
The cons made this unit incredibly overpriced. I was shocked by how dirty it was considering it smelled like it had been painted the morning I checked in. The mattress destroyed my back - I ended up having to sleep on the hardwood floor for the last few nights to get any sort of relief.
The dishes etc were new, so they clearly pulled some bedding and a mattress out of a landfill to give it a bed, and decided they didn't need to properly clean, so to charge what they are charging is just ridiculous.
Another great stay at Tim's property. These bungalows are peaceful, safe, private and convenient drive to everything you need. It's also a short walk to some great restaurants and shopping. Great value to boot

Positive: We enjoyed this place. It had secured parking and nice quiet area. The apartment was well equipped and comfortable for our 3 night stay. We would stay here again. Loved the photos and memorabilia of Elvis.
Negative: The fitted sheet was knotty but that is most likely from cleaning crew washing towels with sheets. Bed was comfly and room was quiet and dark for sleeping.

We stayed here for 3 days and appreciated the comfortable bed and cleanliness of the cottage. The manager, Timothy, was very quick to respond to inquiries and check-in and check-out was super easy.
It’s close to everything, secure, and has ample parking close to the cottage. For the price, I don’t think you could do any better. We would definitely stay here again!
We enjoyed our stay. The properties are surrounded by a fence with secure entry with code access. It was perfect place in Mid-town close to Overton Park, and a short easy drive downtown where we visited the Bas Pro Shop and Mud island where we got to see the sun set over the Mississippi River. BTW. The bridge over the river lights up at night. Tim was a great host. He checked on us via email upon arrival.

Our stay at this property was great. The place is perfect for a couple. Great amenities including a washer and dryer. Plenty of parking right next your your unit. Close to Beale St & Graceland. Nicely decorated and clean. Communication with owner was great and responses were timely. Felt very secure with gated access. I would recommend to couples wanting to visit Memphis for a few days.

Had a wonderful stay. I would suggest you replace the bed frame. It squeaks horribly. I thought it would collapse several times. Also, I appreciate the floodlight to the parking lot, but it shines directly into the bedroom because there is no curtain on that window. I would put some dark curtains there. It was really like broad daylight in there. We had to use eye shades to sleep. We did appreciate how quiet it was. And the loacation was great!

The apartment was conveniently located in midtown. Felt very secure with the wrought iron fence, security codes and exterior well lit at night. It had a lot of nice little touches and was very comfortable for the two of us. The only thing I missed having there was a fry pan. We would definitely like to stay there again if we come back to Memphis.
Apartment was clean and just right for our visit to Memphis. Great location, easy access to the park, restaurants and mid-town. Only issue we had was some kind of critter in the wall or under the floor that woke us every morning with its scratching. Never heard it except at 6:15 each morning.
Place was fine on the older side but very comfortable. Nice that it was gated. Host gave great recommendations. I passed in a few things to make the stay even better and he was happy for that.

Tim and Mainstays were AMAZING! From the initial booking to closing up was such an easy process. We ran into no issues during our stay. The neighborhood is great and the places they recommended for food and all was awesome. We hope to visit again soon!

We thoroughly enjoyed our stay here in this quiet little neighbourhood but walking distance to Midtown shops, restaurants and bars (and driving distance to Downtown sites). The apartment was well appointed, clean and quiet and we felt very safe here.
Very cozy apartment, parking is located on the territory of the complex, very quiet area, restaurants and bars within walking distance.
A comfortable stay, but not very close to attractions if you don’t have a car
Positive: Property was secure with locked gates for entry to the grounds and a door code to our unit. Good kitchenware, great to have a washer and dryer. We were there 10 minutes early and the door code wouldn’t open but the cleaner called her boss and was nice enough to let us in. Wifi was good but general phone reception not so good. About 15 min walk, or 3 min drive to supermarket.
Negative: There were potatoes in the oven when we entered, it was actually the first thing I saw so I’m not sure how the cleaner missed it!
The bed was very squeaky. But the mattress was comfortable.
Need a lock on the back door for access. We parked our car right outside the back door making it easier for luggage but as you can’t lock it from the outside, you had to walk all the way around to the front door, sounds easy, but you have to go up the driveway, along the path past 2 other units then down another short, but wet and muddy path to get to our front door, so you can go inside to lock the back door. Then back around again to get back to the car.

I stayed in the Elvis Bungalow, which was hipster cool. This was my second time to stay in one of Tim’s historic bungalows. Tim is a great host, very responsive and proactive. When I needed something, Tim’s wonderful assistant Sarah showed up pronto with what I needed. You can’t beat this location, in midtown Memphis near Overton Square, in a hidden neighborhood that’s cozy and quiet, yet close to everything..The compound is secure; it’s gated with convenient free parking. I would happily stay in one of Tim’s bungalows again. If you need an Airbnb in Midtown Memphis, Tim’s bungalows are the place to stay! Tim is one of my favorite Airbnb hosts.

This place is located in an older dwelling however it's clean and well appointed for the price point. The host gave great communication and went the extra mile to ensure we had a great stay in the area.
This was a pleasant place to stay. The only things I would like to see change to make it easier for the guests would be to have entry/exit door access from the back door where we utilize the parking as well. Putting on a key code like in the front would be convenient for guests to be able to enter and leave more conveniently, especially in the evening hours, would be nice Secondly, the shower temperature was difficult to get any hot water regulated. Honestly, I couldn’t wait to get home and have a nice hot shower. Other than that we enjoyed the amenities of the unit. And We’re very happy with the easy communication of Tim anytime we had any questions or concerns. Also loved eating at The cupboard restaurant, Debi served us both times we went. Graceland is amazing and so is the Memphis Zoo!
