Location is excellent. Place is decent but old. Cleaning is horrible. The place was extremely dirty. The sheets were used and had big brown stains on them which went away when I washed them. There was old tea in the kettle. The bathroom was disgusting. Its unliveable dirty.
This place was lovely and clean. My boyfriend & I loved our stay here. Highly recommend. If we needed to, I would stay here again.

I did think the first night there may have been the smell of cigarette smoke from another apt unit coming through the wall. but it wasn't noticeable by the end of my stay. AC worked beautifully. wifi was great. only suggestion would be to upgrade the size of the TV. it was pretty small.
Tim’s place is well situated to enjoy Memphis, and he was very easy to work with. The unit is in a gated community that is very quiet but also walking close to great restaurants and the supermarket. For other things we had to drive but everything was pretty close. The furniture in the living room was more utilitarian than comfortable, but that’s what you have to expect with a futon. I’d recommend it for quiet convenience and access to the city, especially if you are looking to eat out at restaurants.
Excellent communication, really pleasant stay
This place is just as described. I really needed a big parking space for my bucket truck and there is ample parking. I really was glad the parking lot and the homes are inside a gated fence. Check-in was flawless and the unit was stocked with all basic necessities. Tim and his staff were very quick to reply anytime I messaged them. I'd recommend this place to anyone looking to stay in the area and doesn't want to break the bank. Great value!!
Great place to stay with many nearby restaurants and bars without going all the way to Beale. Only a 15 minute Uber ride to the Memphis Botanical Garden

Tim & team do a great job of communicating to make sure that your experience is top notch. The location is great for business travel I was able to do my work and walk to dinner very easily after a busy day. Lot's of options nearby for those who don't want to travel around other parts of the city. Super secure and safe area to stay for anyone.

it was clean and cozy but pics look better than actual..less furniture than shown ..bed was uncomfortable and no extra blankets for living room..the one tv was small..u couldn't control outside lights making it brighter in living room than we like..with washer filling shower was ice cold..first air bnb with no snacks provided..it was raining and we had to get wet goin to and from car on sidewalk that was long uncovered and partially flooded
This stay was so wonderful! Even though the building was dated, we could tell that it was taken care of and cleaned well. It is in a good location with plenty to do around Memphis. Tim and his team did an incredible job with communication. They left us suggestions for where to go in Memphis. The stay was very pleasant. We will definitely be coming here again!
The location was superb for what we needed! Property is very clean, and things we needed (nightstand; lamp; kitchen equipment) were brought immediately. We did miss easy-on local TV (but knew that). The washer needs attention - it did the job, but I'm sure it was heard in downtown Memphis!

Fantastic location! We know the area very well and it’s within walking distance of bars, places to eat, beautiful scenery, and more. There’s always something going on nearby whether it be music events, marathons, local festivals like Porch Fest, Cooper-Young Fest, and more. The apartment itself was small but comfortable. If you just need a place to stay the night but plan to be out and about most of the time then I would recommend this place. It’s big enough for a single couple. It was a huge plus that the apartment was gated and we could keep our vehicle in the back. I used to live in the area and had my car broken into before. I would definitely advise you to keep the interior of your car empty of change and personal items in general regardless. We will definitely come back. It’s so convenient and it’s a plus that we have friends that live within walking distance. I hope anyone who stays here has a wonderful time!
Everything was as expected & more!
Neighbors were so loud. At one point we thought someone was in our apartment because the walls are so thin and something fell over in our kitchen.
People walking by were also super loud so just keep that in mind! Also rugs weren’t super clean, and there wasn’t a trash bag in the main trash can. But I did like how they had makeup wipes if I needed them!
The house is in a nice area and the fenced in parking makes you feel even more safe. This is a great option for any length of stay.
This is a spot on place for the price. Gated parking, basic essentials, and close to Overton Square.
Its clean, organized, and shows what you get. Good communication and easy to check in. Would stay again in this budget range.

This cozy unit is a favorite of mine, perfect place to wind down during my work week. Almost like home, all the amenities one would need. Tim and his time are always super accommodating and helpful. Feeling safe in the gated area is also a huge selling point.

Great and safe location to stay at
I am very familiar with Memphis, but not the midtown area. This was truly a diamond in the rough. Tucked away on a very peaceful and quiet street. I arrived at 2:30 am. due to flight delays, so the gated property gave me a great sense of security. The provided codes worked great for the gate as well as the unit. It was a little smaller than I anticipated, but it was perfect for a single person like myself or a couple. There was an issue with the toilet, water running very loudly. In an attempt to fix it, I broke the lid. I texted the host the next morning. He apologized for the inconvenience and sent workers out within the hour and had the toilet replaced. On that action alone, I would recommend this unit and will book it again on my next visit. It shows that they truly want to make your stay one to remember. It was like staying in my first starter home.

Tim and his team were very responsive.The location was good, close to everything that you need. The community was gated and felt safe. However, the walls are very thin so be mindful of that. My husband is here for work and booked an additional month in a different unit.

We chose this cottage as our crash pad the weekend of the St. Jude Marathon. It was an easy drive into the heart of downtown to get to the start line, and simple to get to a number of the race checkpoints for cheering on runners. The space was perfect for our needs - the kitchenette allowed us to prepare breakfast, the laundry machines saved us from stinky racewear, and the separate bedroom and living room gave us space to enjoy quiet recuperation time. The only caveat I have is to echo other guests' sentiments: the compound is older construction and you will hear everything from the adjoining space, should you have - ahem - amorous neighbors at 3 am (as was our experience). Bring earplugs or noise-canceling headphones, and you'll be just fine. Enjoy an economical stay with some nice amenities and an easy commute to some great Memphis neighborhoods.
What a wonderful stay we had. We felt safe in the gated community. The small, quaint apartment had all we needed for an enjoyable stay. Communication with property owner was quick! It was nice to be greeted via text and sent info about the area. We loved eating in Overton Square. What a fun atmosphere and great eating establishments! We’ll be back!!
We rented the place for a weekend getaway. The location was good. Close to some neat local places and not far from any of the touristy spots. The unit was clean, well equipped and had everything you would need., including nice towels. Weird but worth mentioning. I have had some places with tags provided as towels. The decor was trendy and comfortable with care given to little accent pieces to give character. The bathroom needs a little tlc. There is a patched hole that needs to be be painted. Part of the toilet paper holder was missing so the paper will fall off into the floor or trash when reaching for it. The towel hooks fall out of the wall if they are used. Other than the bathroom issues, the place was nice, clean and comfortable. I recommend it and would stay there again.
Our unit was very clean and perfect for a weekend getaway. We preferred the privacy that you don’t get at a hotel. The short walk to Overton Square was perfect for an evening stroll.

Everything you need is within walking distance or short car ride. The property is gated and felt very safe. The only negative is that it wasn't very clean and not very well stocked with garbage bags or toilet paper. We had 1 bag and 1 full roll of tp. The apartment had built up dust and grime and hairs in the bathroom. Ants appeared around the kitchen sink. But it was cheap and conveniently located. I brought cleaning supplies and cleaned a bit. Also the A would not stay on the setting. We set the heat to 73 overnight and woke up to 60. Overall a rating of 3 is appropriate.
The bathroom nor kitchen was clean. The bath tub and toliet was dirty. The dishes were also dirty. I had to clean these things myself

Nice place. Gated. My particular unit had uneven floors, and the thermostat did its own thing. Very odd. Could work on the details more, but hey. It suited my needs for the time.

Tim has a great place in a wonderful neighborhood, with plenty of restaurants and bars to visit nearby, and easily walkable. The area is calm and has beautiful surroundings with a peaceful vibe. I recommend visiting this spot to check out the Midtown area and as a place to discover downtown or visit Germantown.
Tim's place was exactly what we needed for our short term of work in Memphis. It was clean, private, and we felt perfectly safe with the security features around the property. Super Safe! The place was clean, and we had everything we needed. We felt right at home! No issues at all! The AC worked perfectly! Definitely worth the price for ease of mind in Memphis. We would definitely stay again. Our biggest fear about Memphis was theft or damage of our property, especially our vehicle. Nothing to worry about if you stay here! Wonderful long term stay for work. Unit was clean, accessible and I loved the secured parking area. Walkable to Madison street with a ton of local bars and restaurants.
This airbnb was very nice in a safe and quiet area in Memphis. I felt comfortable being in a gated area with quiet neighbors. The apartment itself is a bit dated but the host has modernized the furniture and decor. Overall I had a very nice stay and would highly recommend.
The concept of this get away community is great. Taking what use to be low income housing and turning it into a oasis in an up and coming rejuvenated area is an awesome concept. I also understand needing to generate income in order to continue renovating. With that being said there are simple things that can be done to make guests more comfort. Cleanliness is on the top of that list. For 3 days I had trouble breathing because of the overwhelming dust and what I am sure is animal dander as I am deeply allergic. I would highly recommend hiring a cleaning team to clean the property properly so that you can attract returning customers. That being said, if this happens then we will probably return. I hope this feedback helps. Thanks.
We had a great stay in Memphis! As others have noted, the unit is dated, but it's perfect for a weekend trip. The location is great--everywhere we wanted to go was a 15-20 minute drive or walk--and we felt very safe having the gated entryway and easy parking. The unit was clean and had all the amenities we needed for our trip. Would recommend!
Small efficiency type home. Location was to far from the downtown area as well as the area itself. However, I felt safe within the gates of the property. It’s in need of renovation and furniture replacement or deep cleaning.

I can't give a 5 stars because I was very disappointed with the lack of flexibility, that was a gift for my mother in law and her friend.
But I wasn't allowed to visit them and I paid for it:(, we couldn't share a meal or simply visit. That doesn't feel like home. I wish I had seen the house rules before booking it, because I wouldn't have chosen their place.That is my main complaint and disappointment.

There was Kleenex stuck all over the side concrete. There was a piece of raised linoleum in kitchen. Everything else was good. Heater worked great. It was cozy.
This place is perfectly located right by Overton Square and everything Midtown! Cute little cottages in gated community and felt very safe ! We had a great stay!! Only thing I would note is read the whole guide book. There are no visitors allowed on the property but the two of us that stayed. Totally understand this is for safety and it did indeed feel very safe ! Glad I read it through before any family stopped by! Very comfortable bed, full size kitchen, cute decor….would highly recommend!
We enjoyed our stay over a weekend. It was easy to find and easy to get in. We had two vehicles and I was a little worried about street parking but it was totally fine. Not a busy street and ours was the only one parked out front of the property. The apartment was clean and comfy enough. Would totally stay here again next time we visit Memphis!
Had to check out early and leave the state due to a family emergency. They wouldn’t release me from my next month’s obligation which was days away. So my company and me had to get my replacement to stay there and pay for my next month.

This was my second time to stay with Tim. Location is great and close to where I needed to be. Instructions were easy and the place was nice.
Everything was fine, from communication to check-out. The accommodation looks just like in the photos, the neighborhood is quiet and, above all, safe. The only thing I would point out is that the floor of the house hadn’t been cleaned, although everything else was clean. The pedestrian gate is a bit difficult to open; we had some trouble with it because it’s old and worn out.
I had a great stay, very walkable area to restaurants in midtown! Place was clean , and quiet! I will definitely try to stay again in the future !
