Tim’s place was great for my kids and I stay in Memphis... I messaged him almost 12am before I even booked and he responded quickly and answered few questions I had.. the place look just like the pictures.. the bed was nice and comfortable... great lighting in the bathroom as well.. will stay here again

The hosts offered great communication before, during, and after the stay. We appreciated local tips for a delicious breakfast place to stop. The condo was very easy to find, navigate, and enter/exit. We were very glad we could come in late and not disturb others! We had a short but cozy stay!

It is in a good location! You are near everything from a grocery store, to places to eat. Super friendly and decent sized space for a house.
Great space, great location. My brother and I literally walked to the zoo from the house.
The stay was in a quiet neighborhood. The walls a bit thin so you can hear next door neighbor entering or leaving. I had an issue with gate late at night but the owner did respond quickly to my call and suggested street parking which was right in front on my apartment. Overall stay was good.
WOULD NOT RECOMMEND... unresponsive host. Not clean enough for families with small children.
The Airbnb was in an unclean & unsanitary state upon arrival and I reached out to the host and it was not resolved as I have gotten no response. It has been two weeks and I’ve yet to get a response or refund. The door to the Airbnb was wide open when we arrived. There was hair in the pillowcases/sheets. Mold in the bathtub caulk. Hair in the bathroom sink. During a pandemic, the Airbnb should’ve been cleaned more thoroughly.

This was a perfect cottage for the two of us. To have the gated parking lot and walking distance to Overton Square was huge for our short stay. We greatly Appreciate the hospitality and responsiveness Tim and his team provided. Would definitely come back if we ever come back through and need such a place!

Tim's place is basic and good value for the price. The
door has a keypad so we could let ourselves in. We
didn't have to worry about losing or forgetting a key.
It was very nice to have a dishwasher and a washer and dryer.
Soap for both was provided.
The bathroom was very clean and there
is a dispenser in the tub/shower for shampoo,
conditioner and body gel, nicely mounted and
just push a button to dispense. The bathroom has
a shelved closet, great for laying out your toiletries.
Plenty of hot water.
Tim kept in touch with us.
We liked that the unit is within a gated community.
Plenty of free, secure parking.
The neighborhood is nice, older brick homes and big
trees.
Tim provided an online guide book, with sights and
restaurant suggestions. All the sights we wanted to
see, were within a 10 to 15 minute drive. This includes the Mississippi
River, Beale Street, the National Civil Rights Museum,
Slave Haven and Sun Studio.
We enjoyed Memphis and we enjoyed our stay
at Tim's.

I booked this stay just a few hours before showing up so it was a great last minute find. Secure parking, quiet neighborhood, great location, whole little condo with a bunch of amenities.
Here's what could have been better: floor needed to be swept, hairs on the towels and sheets, the lock didn't work on my original unit so I had to call and they put me in a different one.
Details I appreciated you might not see in the listing: pick up very quickly when you call, ice trays in the freezer, unopened roll of paper towels on the counter, little makeup wipes in the bathroom, handheld showerhead.

This Airbnb is a must go for a budget stay. It’s not super fancy but it’s in good shape (especially for an older building) and the location really is top notch- this was my 3rd stay in Memphis and for value this rental takes the cake. There were no bugs inside at all (can’t say that for all of Memphis lol), no outside noises, lots of fun stuff in walking distance, great suggestions posted on the wall for things to do/places to eat and the unit itself felt very safe. The only things that were unfavorable was the fact that I booked the reservations or 2 adults but was given one bath towel and no bath mat- was a bit of a struggle for me. Also, this property is managed as a company and not an individual, which I guess can be assumed reading through the listing and may not be an issue for some but I personally don’t like that. I choose Airbnb vs hotels for the personal touch and responses. Lastly, I think it should be more direct in the listing that you can not have any late check out at all- even though the add reads as though there would be the option of late check out upon prior approval, as well as a welcome message asking when you plan to arrive- it’s against the policy all together.

The location is good. Lots of restaurants within walking distance. Near the Zoo, art museum, both in Overton Park. Very clean and quiet.

A great, clutch last minute stay for us. Just around the corner from midtown. Secure apartment in gated area with plenty of parking. Recommended place to stay for a quick weekend getaway.
Very nice gated community , clean smelled good soft bed and also had every utensil to use washer and dryer very nice me and my husband loved it !!

Tim’s place was just what we needed for a long stay with family and friends in Memphis. Perfect for 2 ppl. It’s a short walk to bars restaurants and conveniently located near groceries. Our travel plans changed and they were quick to reply. We loved our stay Tim and Team.

Checking in was super easy. The place was very clean and perfect size for us.
The location is to die for. There are several restaurants ,bars, and grocery stores within 5 minutes. There is also a movie theater in walking distance.The downtown area is less than ten minutes away. This is an older place and a little on the small side but, it has everything you need. It is a very secure location. Its definitely only for 2 people but I'm definitely going to stay again. Tim and his team respond quickly. You really cant ask for anything more.

Great location! Place is well kept and feels very safe. Free gated parking. The bed was very squeaky, but comfortable. No ceiling fans, so it can feel stuffy—just keep the AC low.

I stayed at two properties managed by Tim and they were both great stays. I loved both my stays and had a hard time leaving.
We went to Memphis on a College Visit trip and this place was perfect. Only 5 mins drive to Rhodes College and very close to great restaurants. It is a very private place with all the amenities you will need.
Yhis place had rverythkng you have at home: Dishes, coffee- maker,Dishwasher, washer & dryer, sofa makes into a full sized bed, a bed room.Clean..off street parking, in a safe, gated community. Located in mid town..Close to everything..& the price is unbelievable for what you receive!
This home is very cute and cozy. It is located in a quiet & safe neighborhood with many restaurants within walking distance. We enjoyed our stay and would definitely stay again. The communication was outstanding!
We didnt have a very good experience while checking in and checking out from this property. The entry code provided didnt work, and yes we were told the door is old and to try to maneuver the handle and it still didnt work. We were eventually given a different code to unlock and use the key instead.
The apartment is nice and cozy, the bed is indeed very squeaky. I was very surprised to notice there was no hand soap by the sink. I was told to use the soap dispenser that is by the shower. So every time i had to wash my hands i had to reach out by the shower and use the hand lotion/ or shampoo. There was no hand soap available.
While checking out, we couldnt lock the key lock because there was no code provided. I tried calling several times, talked to one person who had no idea what i was talking about, we lost about 20-30 minutes trying to figure it out. Finally I got a different call from the building manager who gave me the correct code.

The place was fine but in a good area of Memphis next to a nice large park and with easy driving access to all the staple Memphis tourist attractions . Bare bones but worked for a quick stop in Memphis.
Could have been cleaner, specifically a lot of dust in the corners of the bedroom and baseboards of the house.

Nice place in what has to be one of the best locations in Memphis – between a dense restaurant/shopping strip and a park. A clean place with parking in a walkable area. The only downsides are that the WiFi is not very good and the living room furniture isn’t especially comfortable for sitting around; if you spend a bit of time in the apartment you’ll probably wish for a nicer couch or chair.

If I could give 1000 stars I would. During our stay an incident happened that was out of Tim and his teams control and they did everything they could to make us comfortable so they moved us to a different house no questions asked. They are fast at responding and the place was comfortable for the two of us to stay in. It was in a good location and near Overton square where we ate and the best places during our stay. I highly recommend booking and staying with them! I look forward to staying with Tim and his team again in the future.

Cute little place to stay that is close to a lot of attractions and fun places to eat.
I had a great stay. The walls are thin so you can hear voices outside and next door but nice place and it had everything I needed. I liked that it was gated and I felt safe.
As a travel nurse, Tim and staff made the process very easy. Communication was very efficient. It is equipped with everything I need. I original only reserved for 2 1/2 weeks to make sure I would like it. I like it so much I’ll be there the rest of my time in Memphis!
I've stayed in Memphis alot, and choosing to stay in midtown and at this air bnb was SOOOOO worth it.
Prime location, loved the privacy of the unit we stayed in, and Tim's communication was immaculate!

Was a nice 1 bedroom deal that was close to a section of night life. Location was 15 minutes from most things we wanted to do. Would certainly stay again, Tim was very responsive & helpful.
5 stars does not do this property nor Tim and his staff justice. The home was more than enough for my wife and I. It is extremely close to multiple attractions. The gated parking was a huge bonus as other places we were looking at only had street/paid parking. The bed and couch are very comfortable after a long day of seeing all Memphis has to offer. The washer and dryer was great to ensure our clothes were clean prior to heading to the airport.
Tim and his staff were very responsive and went out of their way to fix a minor issue that was completely out of their control. Stop scrolling and book this amazing stay!
It’s walking distance from Overton Square so what more could you ask for. The only complaints I have is the bathroom is a bit out dated and could use a remodel. But the gated area and the coded locks makes this a safe nice weekend experience.

Great listing & location! Very convenient. Cottage was very quiet surprisingly though you share a wall. Decor was a nice touch. AC worked great which was important because the outside temperatures hit 100 while we were here. The street was also very quiet & the gate provided a good sense of privacy and security. Overall great choice/value for your stay in Memphis.
this place is great for a short or long term trip!! it’s big enough for one or two people. we loved it and had no complaints about this place. being in a gated area made me feel ten times more comfortable in the location. and the inside is cute and cozy. highly recommend :)!!!
