The location is perfect- the neighborhood is beautiful and you're walking distance to great restaurants, cafés and shops. Tim offered great recommendations for places to visit in the area. I would highly recommend checking out Capitol Park. Parking was easy and communication was great. My only complaint was the bed wasn't very comfortable, but not a deal breaker. Would definitely stay here again!
This place is awesome! The place had everything we needed for our 10 days stay! Clean and cozy! Also the location was great! Walking distance to coffee shops and restaurants! Parking wasn’t a problem either, always spaces available on the street.
Tim and his team were very nice. Any questions I had were answered quickly and with kindness. The apartment is perfect for a couple who just want to get away for the weekend.

Nice intimate place in a very adorable town. Enjoyed how close everything was from the home. We were a short walk away from food, drinks, stores, and parks. The home was pretty much as pictured. Couch wasn’t the most plush nor was the bed very sturdy but it was a nice stay for the short time we were there. Had no problems with checking in or out and communication was great.

Great location. Has everything you need for a quick little vacation rental. Place was clean, and they were quick with communicating. Only con - if there are people staying above you, it can be a little bit noisy. It was never a real issue, especially since it was during the day. Very happy with the stay!

The apartment was clean and quiet. It was within walking distance of great restaurants, coffee shops and grocery stores. We highly recommend staying here. The host was helpful and unobtrusive. The off street parking was an added bonus.

Amazing location, close to great restaurant and bars. Two corner stores a block away (one featured in Lady Bird :)) Easy check-in. Nice to have a parking space! Loved having the coffee maker with coffee. AC unit in living room worked really well, very quiet. I didn’t use the one in the bedroom. I didn’t use the kitchen much otherwise. Everything else was fine. You cannot beat this location!!!
I needed a place to stay for a few nights while in town for work. Tim was very communicative, check out and check in were very smooth. I tried his favorite restaurant recommendation and it was delicious! The place does have a unique smell but it's not bad smell (if you are sensitive to that sort of thing though it's pretty noticeable). I would definitely stay here next time i have to travel for work.

This is a great little spot! Perfect for my husband and myself during our short stay, it was very accessible and a walkable distance to so many things. The neighborhood is nice and quite, and the space itself was quite and clean with a pleasant interior. The bed was also really comfortable and made for great sleep each night.
Nice place that is close to lots os places to eat. Easy place to get around town from as well. Easy walk to the Capitol building as well. One thing to note is that there are other apartments in the house and the walls are thin.
Perfect location and extremely clean apartment. It was in the perfect location to walk to any midtown location. Checking in and out was a breeze. The only thing I would say is the neighbors can sometimes be heard, but nothing unlike apartment living. I would recommend this for anyone who is going to visit Sacramento. You will get to experience beautiful scenery and a prime location, close to all of Sacramento’s up and coming food scene.

Not bad, but not great. Communication was great at the beginning to where it almost was excessive. Water heater was out before staying and once asking for a discount was brought up. They got to fixing it right away, which was great. Upon arrival the place smelled like cigarette smoke right when you open the front door. Cleaning person left their mask and Lysol on the entertainment center. Requested another bottle of febreeze since the one given was basically running out, never given another. Communication went flat once I commented on cigarette smell. The place was great aside from those certain things. Neighbors upstairs could be a little noisy walking with their shoes on. Also definitely lock your car doors. On the very last night, someone triggered my car alarm to go off at 3:42am. First time ever happening after staying in at least 6 other Airbnb’s in Sacramento.

This is a wonderful rental!! Great location, nice unit, clean, well stocked, wonderful communication - we couldn’t have asked for anything better. We even extended our visit for a day. We go to Sacramento for business often and will always look this up as a first choice.
This lovely place is very well located and the communication with the company running it was great - they are super fast and super responsive, which was appreciated. They get tons of stars on their communication speed! Unfortunately, this unit reeked of cigarette smoke. I was told a previous visitor violated their no smoking rules. The cleaning company did what they could, but it was overwhelming. Also, during my 2-night stay, there was no hot water and maintenance people couldn't restore it. I did get a partial refund, which was appreciated, and my experience is probably (hopefully) not what yours will be.
Tim and his team made everything quick, simple and were very accommodating. Had a great stay and their communication was prompt whenever I had a question. Great location and parking was not an issue. Would definitely stay again whenever I return to Sacramento.

Pretty typical Airbnb, nothing special. The walls are thin, and it's fairly loud when people come in and out of the other apartments, but overall it was fine.
Safe neighborhood and great condition. Provide all the toiletries you could need. And although it’s street parking, there is not only plenty of parking but both nights was able to park right in front.very responsive to any question and very cozy. There is not central air/heat but have units to use sufficiently. I never even had to use them. Plenty of work space, closet space. Only note is that there are residents above you and the stairs to their entrance/exit and their parking is right outside the bedroom. So you can hear them. Woke me a few times in the early (5am) morning and night but not excessive.

Quick to respond, effective with answers, they seemed to really know what was going on with everything I asked. The place was clean and comfortable, it had plenty of backup bedding, and the location cannot be understated. Walking to most of my favorite pizza places was a life changer. A clean, organized and well supplied place is what you’ll find. Plenty of coffee (which I’m truly amazed I didn’t finish off even more of it), as well as a generally warm and inviting place that quickly makes you feel at ease and home. Which means, you can throw your focus into enjoying the stay and all that the city has to offer, no matter how long you’re visiting. If you need it, it’ll likely be on hand and easy to find.

Awesome location on a quiet street but an easy 10 minute walk to tons of places in Midtown. The apartment was clean, the bed was comfortable and the air conditioning worked great (which was important because it was over 100 degrees every day I was there!). Street parking was no problem, we drove a few times during our stay and every time we got back there was parking right near the front of the building.

Solid option for a short stay. Parking could be challenging on weekdays since it's 2 hour max between hours of 8am and 10pm. Air conditioner in the bedroom is a bit loud. Apartment is clean and bathroom is nice.
Nice place to stay, only stayed for 10 hours as it was a quick place to sleep while traveling. Nice extras throughout the house perfect for staying for longer periods of time. Nice area, easy checkin.

Had a great stay here. It's in a great location with easy street parking. Very easy check in and the place is modern and clean. It's also furnished with almost everything that you'd need. Also very quick communication with the management team. The only thing that's not great about this space is that it's a large house that's split into 3 sections so you hear the neighbors walking and talking upstairs and next door. The neighbors we had weren't too bad but were a little loud at 7:45 am. I would still recommend this place.

This is a really nice location in midtown, I was hosting a guest here and Tim was more than happy to accommodate her. We had one issue with the outside door not closing one afternoon, Tim was very quick to respond and was able to get his team out quickly to fix the situation. Would definitely stay at any of his properties again!
Great spot, easy access, parking can be tough on the weekends because everyone’s downtown but other than that it’s a great clean spot to stay at!

Great space for the price, clean, and in a really nice part of Sacramento. For Unit 1, it's on the side of the building and can be a bit tricky to find if you're coming in from N Street. There's a door inside of hallway labeled 'Unit 1' too, and will throw you off. There's a bunch of great restaurants, cafes, and nice parks in walking distance. The unit has a nice size shower, but bathroom sink is super small. The bed may be a bit problematic if you're tall. There's little room to fully stretch. Bed frame footer blocks. Finally, you can hear the footsteps and conversations of neighboring occupants. Walls are thin and floors are pretty squeaky. Otherwise, it was a pleasant stay for the price.
Tim’s place was perfect for my stay. It was immaculate and a great location. The place was walkable to convenience stores, restaurants and bars while being in a quiet street. It really was in the center of everything you could want in the city. I will definitely stay here again and hopefully longer next time. Couldn’t recommend enough for a solo visit or for a couple.
Super easy and convenient! Close to Harlows where I went to see a concert then rented an electric scooter to get home (would have walked but it was raining and scooting is more fun!)

I regularly stay at Tim’s properties in Sacramento and they are always wonderful. It’s a funny tension, the more accurate and grateful I am about his place, the more likely it will deservedly be full when I am in town… but I can’t keep a gem a secret. His places are always clean, well appointed and in great areas of town. Tim and his team at excellent communicators and always available at a moments notice, though I have only tested it when I was happy, which was always at his places. I highly recommend staying there but please text me first so I can also. Cheers
