I always get nervous when booking an Airbnb because you never know if you’ll run into any problems upon check in — this Airbnb was such a smooth process! Beautifully renovated, clean kitchen with everything you need to cook, comfortable couch with Netflix. This place even has parking! Don’t hesitate to book this Airbnb. I had a great experience.

The apartment is just as advertised and had great amenities. I was able to cook a nice dinner in the well stocked kitchen. The bathroom is very nice with a good size shower and the bed was very comfortable. Close enough to walk to some eateries and Safeway is just a quick drive away. The apartment was much bigger than I anticipated and would recommend this place to anyone wanting to explore downtown/midtown Sacramento. I would definitely stay here again.
Over all the place was good for a visiting couple or single. We liked the vibe and location. It was walking distance to dinner. it was clean and had the basics taken care of. That is about about all I have for a pro list.
My Con list is more of a things to be aware of list because it matters to some more than others. First thing we noticed when walking through is the slanted floor. It’s an old building and the floor is sagging on ground level floor. It was very noticeable.
The couch was a little small for us. I’m 6ft 300lbs and I didnt really for comfortably on the couch.
At other places we have stayed, the host had put out different things to welcome you, like water or snacks. Just something so that you are not feeling like you need to run out to the store. Not really comfortable drinking Tap water in a unfamiliar place.

Perfect place for a true Sacramento experience. Extremely clean especially during this time.
The place was fantastic! It’s in a quieter area of the city with local neighborhood cafes near by. Walking around the area felt safe and there’s lots of greenery. Apartment had well stocked kitchen and lots of spaces to work from home. It even had a printer! Shower pressure was awesome!
Only weird thing is that the apartment faces the alleyway so there’s sometimes people rummaging the garbage bins which are right outside the bedroom windows.
This place is as advertised, and is a stellar deal for location and price for an entire apartment.
The complete appointment of kitchen accessories is a nice plus!

Tim is an awesome, friendly host. His space is very hip and has a fantastic location. He thought of everything, so we didn't have to. His internet.. WOW! Which was a must, as we worked remotely (both on video calls). Check in was super easy and his tips for food and the local spots was super helpful.
Stylish, comfortable place in convenient location. Couch in living room can sleep one adult comfortably on top. There is a trundle bed that pulls out from the couch that can fit a child. Queen size bed in bedroom is comfy and we slept soundly. Great communication from the hosts at every step of the way.

It was as advertised and pretty standard. I spent a comfortable night for work here. Communication with management and the check out process was super quick and easy. Would recommend for work trips or if you have errands to run in the city as the place had more of a property management company feel than an airbnb. For example, you have to provide your email and info to access their recommendation list/website which made it a bit less personal.
Location cannot be beaten, walkable to all of Midtown’s best restaurants and bars. Not as clean or newly renovated as pictures suggest.

Tim’s place is very stylish and clean. Check in was easy and Tim’s communication was good. There were only a couple of very small things that were a little challenging, I couldn’t get the TV sound to work and the air conditioner doesn’t reach the bedroom (although the bedroom does have a fan). Over all, decent it’s a good place to stay.
Love how close it was to downtown. Also not having to worry about a key was great. Definitely would stay here again.

This is a very clean apartment. Great host and mean great! Quick response and so polite. My husband and I stayed for four nights and we were able to walk to Downtown which is about a mile and half to great restaurants. Very comfortable bed to boot!

Plus you’re only an hour and a half from Lake Tahoe, wine country or the beach!

This place is great and easy to find. The check in was really easy to follow and dummy proof. Really appreciate the quick responses and amenities offered. I’d book again.
The apartment was beautiful! The unit was very clean and orderly. Everything was as described except the DVD player had been stolen (so don’t rent Redbox like we did and go there to find no player). There is Netflix, Hulu and Appletv that you can log into. The only other complaint is the noise from neighboring apartments. The person upstairs was stomping around at 1:30 in the morning, so that wasn’t very pleasant. But everything within the apartment was great.

After booking with Tim and his team, I realized I should of booked for the entire weekend. The place was perfect for my partner and I, as we came down to visit family. The space was beautifully decorated, everything I needed to cook dinner, and the best part was the bathroom. The shower was my favorite, big and spacious. Although Tim assigned a parking spot for us, street parking was also perfect. I parked near the front door, which was easy access. Overall, I’m booking again soon. Thanks for everything Guys, you are so appreciated.

Chain lock on the front door was non-functional. (Deadbolt works.) Parking is cramped but workable.

We had a great stay at Tim’s place. Quiet neighborhood location, super walkable. Walls are a bit thin inside and out but this was mostly a non-issue during our stay. The fixtures and appliances are all very nice. Recommended!

Great midtown location. It was easy to access, super easy checkin, and good communication with host. We were able to walk to a lot of places and other places we wanted to visit were a short drive. I would stay here again.

I loved my stay here. Communication was great and short. The location, service and property was amazing. there were cups plates silverware for use.
Although this place was exactly as advertized, as far as location and look, I would be remiss if I didn't mention the drawbacks of our stay. 1. We had no hot water almost all of our stay. We had 1 hot shower on Friday night, upon arrival, but were unable to get the hot water back the remainder of our stay. Although, the company we worked with were great at communication, about this matter and did try to resolve it, it took them a long time to get someone out, and the pilot light would not stay lit, so we never got it resolved during the duration of our 4-day stay. I was in town to run the marathon so, as you can guess, not having hot water to shower after the event was supremely disappointing. if hot water is important to you, be sure it's resolved before you arrive 2. the fridge froze all of our food solid, even after we turned it down to a minimum (our entire dozen eggs were ice cubes). 3. Although in our rental agreement there was a no parties rule, the neighbors upstairs decided to have a rager on Sunday night. I was thankful it wasn't the night before the marathon, but, nevertheless, since the walls and floor are paper-thin, we were also up until they decided to simmer down their blaring music and screaming. Fun times.
The apartment itself is adorable, and as-advertized. The location was perfect for us. Lots of walkable shops, coffee, and food and very close to the marathon finish (walkable) and right on the course for spectating for your family. Besides the hot water, party & fridge, we were pleased with the rest of the place. The kitchen was adequate, there were staples and coffee stocked in the apartment, the sleeping arrangements were good, the heaters worked awesome and we were always comfortable and we loved having our own parking spot in the back of the condo, so convenient. If the water and fridge problem are fixed, this place is definitely worth a look and a stay. Sacramento is a cute town, and we loved staying in midtown.

Hey fellow travelers! This place is exactly as it is described and quite comfortable for either a day stay or a weeklong stay. The bed is super comfortable and the full size kitchen is definitely a plus for those weary of dining out. The location is perfect for central location and the neighborhood is super quiet. Top it off with the awesome communication from the entire team and you are well supported to have a stress free stay.

This was a perfect stay, the place was just how it’s shown. It was nice and clean! Tim the host was super attentive and had a quick response. The area was great as well, many restaurants nearby. Highly recommend!
Great location and very clean apartment.
This place was only two and half blocks from where our kids live. It made visiting our grandbaby very convenient. There are several restaurants within walking distance and the state capitol is only 9 blocks away with a nice rose garden. The A/C worked great! The parking in the back was nice but it is tight. We had to park offset from the other two vehicles. We had a problem with the floors turning out feet black. We contacted the host and they had someone come and mop again while we were there, but the problem is with the laminate leaving a black residue. I wore shoes inside most of the time because of this. There needs to be more hand towels for the bathroom ( there was only one) especially since there isn't a washer and dryer. There was only one kitchen towel and wash rag as well.
We really loved staying at Tim's place. It was walking distance from all of our favorite places in Sacramento, also a very clean and comfortable apartment. His team was very fast to answer to all of our questions. Definitely recommend!

It was a nice place to stay. I’m used to seamless communication with Air BnB and it’s apparent that this is managed by an outfit in another state.
The day I was leaving I received and email saying they needed my information or my reservation would be cancelled! I was surprised they didn’t have this info by virtue of being on the app. It was easy to remedy, and the contact was kind - it just felt a bit disorganized - perhaps because of third party involvement.
This is a bottom floor unit with people upstairs that you rarely hear.
Overall a fine accommodation.

We were in Fresno, CA, and decided last minute to take a trip to Sacramento, we just needed to book for one night. We searched for a place that was close to the action in downtown Sacramento; that’s when we found Tim’s place! The place was exactly as described by Tim; it was walking distance from the state capitol. It’s a very nice area with a park and plenty of places to eat at. The house was very clean and it’s obvious that Tim puts his own personal touch into it. We only spent one night but it was worth it. And we’re so thankful that Tim took us in.
