**This is a fully separate guest house that shares the same property as the main house. The laundry is in unit and all of your space is fully private.**

➤ If you are local and / or under the age of 23 please notify us before making your reservation

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ For security and registration purposes, all guests staying at the property must provide a valid government-issued ID before check-in.

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

➤ No pets allowed.

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➤ For your security and protection the property is equipped with an exterior camera

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

➤ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

This place is Great! We enjoyed our stay here immensely. It was a home away from home. The Overton location is great. You can walk a few blocks to great restaurants and music. The museum in Overton has good exhibits and walking distance. We love to walk so we walked to MOSH, the Victorian Village, Beale Street, BassPro Pyramid (great view so worth the cost!).
If you love BBQ, Rendezvous is a must for ribs. Jack Pirtles Chicken and Hattie B's is great if you like fried chicken vs. hot chicken. Hattie offers heat levels from 0 to hot.
Elmwood cemetery is great.....do the car audio tour. Alot of history here and we did not have enough time to see everything.

Nice home in a great location. I only had 1 tiny mishap (the hot water wasn’t getting hot) but this was fixed immediately! I did notice ants by kitchen breakfast bar area and near cracks which some were dead so that lets me know they sprayed. Home is in midtown near Local, La Fayettes essentially about 20-25 min drive from other sides of town. Bed was comfy and I was thankful for the office space.

Super cute well-thought-out unit! We enjoyed making breakfast in the kitchen, then serving it in the dining room. Really comfortable bedroom. Laundry room has nice new washer and dryer. I was able to work remotely using the home office with really fast WiFi. And it’s in a lovely location that feels safe.
The two pain points would be parking (there’s enough street parking, but tenants in another unit get to use the driveway), and the bathroom (it’s adequate, but lacks a place to hang towels).

The place was pretty nice but there were some issues with cleanliness. The sheets had black dirt on them and I slept on the top of them. The response when I just reported it was that I should have washed them if it was an issue. We also did not get an iron right away when we reported it was not there but the box was. Apparently, the maid took it somewhere else and it took until the next day to get it after our event. It is a nice location, but I wasn’t pleased with the dirt in bed and on the floor in the bedroom. Also; there are pods for washing clothes but it took a while to find them. It also took a while to find the towels. A note with where to find things would have been helpful as well.

Tim's place was fantastic! The location was so perfect...my husband and I were able to walk just a block down to the Overton Park where we enjoyed running on the beautiful trails every morning! The really cute Overton Square was only a couple blocks away with lots of fun restaurants and bars. The great thing about this spot is it's tucked away behind a bigger house so it's very quiet and private. We slept great and the bed is super comfy! We felt super safe the entire time in this area too. There were also a couple grocery stores less than a mile away--super convenient. This place had all the amenities we needed...great wifi, and washer and dryer in unit, as well as cooking utensils. The only suggestion we would have is just include ice trays in freezer. Very minor but this place was perfect and we would absolutely stay here again!

The guest house was lovely & looked exactly like the photos. It was really quiet in the back yard of a bigger house.

I would’ve liked to stay longer but woke up the second day with what turned out to be mold-related allergies that progressed to migraine level after a day or so. I contacted the rental company & they sent over maintenance quickly who confirmed moisture issues & mildew odor. I couldn’t stay with those issues.

I hope they get it resolved & the place fixed. It’s a quiet retreat separate in the back yard of a really nice walkable neighborhood near the park & restaurants.

The rental was cold, uncomfortable & had a leak in the kitchen pantry! Black mold on the ceiling where it was leaking & a bowl full of nasty water from the leak was right next to the plates & Bowles! Cable tv most stations not subscribed to, water heater way to small & had 5 minutes of hot water to shower. The property owners should be ashamed to rent this to anybody!!!

This place is definitely private and in a prime location. Tim is also a kind and respectful host. Tim responds proactively and will show up if you request. The only problem that I experienced was the air quality inside of the house and the beeping from the dehumidifier as well as having to empty the dehumidifier twice daily is a sign of poor air quality. It's bigger than most 1 BR places, with an extra room or two including one with a desk for getting work done. Big walk-in closet space too. I was surprised not to have access to the big parking that's right in front of this little back house. Somehow all off-street parking is reserved for the big unit in the main house.

This place is a nice, quaint property at the back of a main house. The furnishing and decor have been updated and are comfy and create a warm, easy place to stay. While I didn’t cook, the kitchen looked well stocked and the coffee and tea were such a lovely touch. No need to run to the store on day one. It’s mid-town so the planes at night are loud but that’s not specific to this place and they left ear plugs which was thoughtful. The bathroom is not updated but is fine. The washer and dryer were really nice to have. Overall, a good place to stay. The reason for my lower rating was the check/ in process thru midtown rentals. I completed their online check in form no less than 4 times. You get no confirmation that they received the firm. They followed up to say send a picture ID but left the email address blank. So I texted it but again no confirmation. I was getting conflicting messages about whether they had my forms and photo id. I finally called and a really nice lady helped me. But within hours of taking toher, I got messages saying that I hadn’t completed my forms. I called again. Again the lady was nice and apologetic but it was frustrating. Then the day I checked out, I literally got another message to complete the check on form! Good grief.

The home itself was pleasant — spacious, attractive, and equipped with nice amenities like a coffee machine. I enjoyed the stay overall, though several electrical outlets were loose.

The main issue was the hosting experience. The host uses a call center, and the check‑in instructions were unclear; it took me about 20 minutes to figure out how to get inside. Even after 11 PM, I continued receiving rule messages, and I eventually had to ask them to stop messaging so I could sleep.

After checkout, I was surprised to receive a $70 charge request for “damage,” which included minor menstrual stains on a bedsheet and towels. Housekeeping did not attempt to clean them and instead claimed they needed to be thrown away. This felt unreasonable and inconsistent with normal hospitality standards.
