Tim and his team were absolutely fantastic with every aspect of the stay including local recommendations. The location is awesome and everything was super easy!
When we got there the carpet in the bedroom was a bit dirty. When we laid down in bed, we were bitten by little spiders and there was bugs crawling up the wall. When we took a shower the tub was clogged. At some point the door wouldn’t unlock with the code so we stood outside in this sketchy area looking like we were breaking into our own place. They finally sent a code after 3 phone calls and a text. The AC did NOT work at night which made the cardboard mattress extremely harder to sleep on. We paid 247.00 for two nights in these conditions, they never mentioned a refund at all but just for the cleaning people to come by after we cleaned ourselves and stated they would spray for bugs Monday which would be after I checked out on a Sunday. Worst Place I’ve stayed at on here. I’m thinking about just going back to getting a hotel because for 125.00 a night basically I could’ve stayed somewhere nice and downtown. Do not walk around out there no matter how close they say it is to the restaurants. (Yes I’m still pissed, worse 247.00 purchase decision)

This was my second stay at Tim’s place. Once again I was very pleased with my stay. The communication was excellent no matter what time of day or night it was. The home is very clean and very cute. The courtyard is nice and relaxing. Very quiet area with lots of stuff to do close by. I highly recommend booking with Tim. Thanks to his flexibility, communication, and hospitality I was able to purchase my first house in Memphis Tennessee! Thanks Tim!

This was a great place to stay to explore Memphis. Good food close, zoo, golf course, and quick Uber to Beale.
We had a great quick stay in Memphis. The host was easy to reach and happy to give suggestions for restaurants and things like that!
Tim's place is nice if you just need to make a quick stop for a night and then head out the next day. Wasn't very clean, stains on couch, every dish wash dirty, rugs seem to not get vacuumed, floors covered in dirt and when you walk on them with bare feet your feet are coated in the filth. Nice thing was that it was gated and safe. Also was close to restaurants and zoo.
Overall this is a nice stay! Great location, within walking distance of plenty restaurants and bars. Clean, cozy spot that’s perfect for two people who travel simply.
From the terrific communication to the cleanliness and location, the apartment was as advertised and I definitely recommend it for 1 or 2 people.

We really enjoyed our stay at Tim’s place. Check-in was very easy and his assistant Rhoz was there to help with any requests we had. It’s a nice quiet area, gated entrance, with good parking. I enjoyed the little special touches the place had. Will definitely be staying again for our next trip to Memphis.

Everything worked out perfect
Place was great. Only complaint I have is the walls are pretty thin so we could hear conversations from the neighbors. The place is smaller than the pictures depict it to be so it’s definitely for no more than 2 people. Otherwise, we enjoyed our stay and the area it was in because it was so close to many restaurants.

Tim’s place really is in a good location. We had a great time walking down to Overton Square for dinner, and walking to Overton Park after work. It’s also pretty close to the Cooper-Young area. The place has a very comfortable bed and everything you’d need!
The place was very clean and well decorated. Tim was very attentive to any thing that was needed or needed to be communicated. I will definitely stay again.

Tim’s place is great, very clean and as described. The only complaint was the amount of planes that fly overhead. Also we didn’t particularly enjoy the city of Memphis but at least our lodging was nice!

Great location, walkable to Overton Square and park, and not far from the best of Cooper Young. Tim and his staff were very helpful and responsive. The place itself was a little dingy (paint peeling, dings in tile and hardwood floor) and although there is gated parking, a pedestrian gate is always ajar so that kind of negates the security. As a home base in a walkable and desirable area, we thought it was a pretty good value and would probably stay again.

This place is highly reflective of Midtown Memphis charm. Super communication from host and the only concern was instantly addressed and was a non issue.
This is super convenient to Overton Square and no need for an Uber to go out. Nice work space and although TV is Roku only I didn’t come here to watch TV.

My husband became critically ill while traveling home from Tucson to Delaware. He spent 5+ weeks in a Memphis hospital. My 1st week+ was in a hotel, then a truly awful B&B close to the hospital. Although a little further from the hospital, Tim’s place provided exactly what I needed. It was clean & easy to find. Most importantly, because it’s gated I felt extremely safe staying by myself during the final 3 weeks of my husband’s hospital stay. Any questions I had were promptly answered. Would highly recommend.

We had a wonderful stay! The apartment was really comfortable for two people and super cute! The parking was easy and secure. We could walk to Overton Park and to lots of nice restaurants in the area. The drive to downtown and Graceland were very easy. Tim and his team were helpful and responsive-the perfect hosts!

Will definitely be back! Very clean and great bedroom furniture. Kitchen is fully stocked so if you plan in cooking this is the place for you!

The place is in a wonderful location. We walked to dinner multiple nights. The apartment had great internet. The only downside was there were a few nights when we were battling bugs in the bedroom.

Tim's place was everything that was in the listing. And he does provide the extra information you need such as how close you are to restaurants, etc. The guide was very helpful since we knew nothing about Memphis. Our personal favorite was Central BBQ. We will stay again if we return to Memphis!

This apartment was perfect for our weekend in Memphis! It was located near many restaurants and bars, so it was easy to find things to do. It was quiet. And the property is gated, so it felt extremely safe too. Don’t pass up the opportunity to stay here!
GREAT location to Midtown, comfortable furnishings, updated linens, loved the apartment lay out, close and secure parking, super easy check in, excellent and easy communication with the host team, we appreciated it!
As described, this is an older apartment (bathroom tiles cracked, layers of paint), however Tim and his team have updated the appliances, the AC and the utilities, all of which worked perfectly.
We found the apartment to be very quiet, despite other reviews. The only curious thing was the security light located just above the bedroom window, It made for a bright night’s sleep for those sensitive to light.
We had a nice stay in Midtown and look forward to returning and exploring more of the wonderful restaurants and venues.
Tim's place was exactly what I needed for a few days while my friend came to visit. The check in process was easy. Parking was perfect. Location was everything, around the corner from shops, bars and restaurants... I would definitely stay here afain.
Nice place, pleasant neighborhood
Neighborhood doesn't give you warm fuzzies at first, but the gating helps and it turns out to be pretty quiet and safe. Loved the firm mattress.
This place is fantastic and a super comfy bed. Felt super safe and cozy, like my little home away from home. Has everything you need and is so close to all the restaurants and shops. If back in midtown I’ll definitely stay here again.
Great location, the coded gate provides a nice sense of security. Property is well kept, clean, minimalist. Communication was great! Only negative were that the windows were thin and my husband heard the FedEx planes all night...I am a sound sleeper and wasn't bothered by them.
Very clean and comfortable! Midtown Stays team was very prompt with responding and fixed a broken curtain rod in the bedroom in a timely manner. The unit is in a gated community so I always felt very safe. Tons of good restaurants in walking distance! 10/10 would definitely recommend!

The location was just a couple blocks from a very nice area of Mid-town, within those couple blocks though the surrounding block or so did not appear maintained.
The apartment complex was well maintained and parking was not an issue, we were able to park directly by our back door which was nice.
Cleanliness had some room to improve, specifically in the bathroom.
Lots of great places to eat in mid town and the location is great within a few minutes of downtown!

This was a perfect location in midtown Memphis. We found that we had everything we needed and enjoyed the quiet neighborhood and the privacy provided. The bed was super comfy and we enjoyed watching Netflix for a change. Thanks for a great place to stay and super communication.

It's a nice space with a nice layout and the full kitchen is great. It's not fully stocked with gadgets but it has enough essentials that I cooked my own meals for week. I didn't have a problem with thin walls but I did seem to disturb someone while very quietly taking a phone call outside one night, it seems that the windows are way thinner than the walls, so be mindful of making noise outside although I was never disturbed by outside noise. My only issue was that the place was dusty and needed more thorough cleaning, and the place feels a little old—there's a fresh coat of paint on the walls but it seemed hastily done. But Tim's team is very responsive so if anything needs attention just reach out. I've stayed at Tim's properties before and it's always top notch that way. I'd stay again after a good cleaning.

We loved our host, Tim and his team - very friendly, quick to respond and very helpful! However the accommodations themselves were sub-par. We expected a cozy and homey private place for our weekend trip, but the house was not cleaned very well before we got there. Piles of dirt on the bedroom floor and a few pieces of crumpled trash in the closet floor. Very little amenities and even had to clean the microwave before we used it because of a puddle in there from previous guests. Our bed was comfortable, and the host provided a sound machine to help with the very close proximity to neighbors. This met our basic needs for the weekend, but was not the "restful vacation home" we had expected when booking.
This is my second year at this location. I like the proximity to Overton Park and several restaurants I like. I'll be staying here again next annual visit.
Our stay was lovely and we were in great hands with Tim. Tim always responded in a quick manner with any questions we had and was super friendly. I am definitely going to contact him the next time I visit Memphis because he is very professional. The place was clean, modern, with it being in an excellent location. This is a 5 star place without a doubt.
Location was great and the listing had all the basics you’d need but was quite dirty and dingy. It’s a very obvious commercial rental by an agency and not someone’s home or by someone who lives in the area. When asking for any possibility of checking in or leaving bags we were given a link to a baggage drop service that’s not even available in the city we stayed in. The host was nice, easy to get a hold of and very communicative but I find these commercial listings to be ruining Airbnb. Furniture and decor was lackluster, looked like one trip to a discount furniture store and a goodwill did the trick. Bed was very uncomfortable and the floors were filthy. Very good if you want the most basic accommodation but nothing to write home about. Decent for the price.
Safety is number one and I felt safe with this listing…gated property that required code to enter and exit… I had trouble getting in the door at first but Tim responded swiftly…that door required a pull toward outside in order for lock to unlock…I stayed there for a total of 6-7 days…I cleaned(dusted) when I arrived due to collected dust…the pictures are a bit filtered compared to actual. Bed was comfy. Unit was not over the top as I expected. I would definitely book this location again due to safety, convenience and professional host!!

This property was ideally located for visits to Overton Square and Beale St. Staff were very responsive to any inquiries or requests. We had no noise complaints during our stay. Gated property provided good security. Tim was very responsive when the dryer died the day before our arrival. He offered us upgraded alternatives which we declined as the new dryer would be in place early on during our stay. He made every effort to provide options for us.
The house needs serious maintenance….it’s in a decent location pertaining to local attractions. The sheets had some disturbing stains, the house had code locks which we loved for safety! Host was extremely helpful and very responsive!
