Tim's place is the perfect place for attractions in Memphis, I love the security gate around the apartments. I would definitely recommend Tim's place for your visit in Memphis. Everything you need was in reasonable distance of the apartment area. 5 stars from me.
The whole place was dirty, I saw three bad reviews and I should’ve known. Hair, dust, dirty carpet, stains on the bed spread and stains on the couch, none working smoke detector, windows couldn’t open in case of a fire, 4 adults could not sleep comfortably the smell of mold and a grandmother’s house smell made this our worst experience with Airbnb. Couldn’t recommend to my worst enemy.
Make sure you have cleaning supplies to do extra cleaning. Make sure you get good instruction on how to use the lockbox
Great location, very clean, everything you need in one place! Just note, this is a duplex and the walls are a little thin so it is important to keep the noise down as requested and to expect to hear other people walking around and such; but, nothing a little Netflix wouldn't drown out.
My husband and I stayed for about 4 nights. Here is our honest review.
Good: It was easy to find and gate codes worked as instructed. It was relatively clean at first glance. We had pots, pans, utensils, washer, dryer, everything there that you'd need for overnight stays. I loved the fact that it had a washer and dryer. TV used Roku for streaming so was able to login to accounts to watch movies, etc. He had shampoo, body wash, and conditioner in shower. That was pretty neat! Bed was comfortable to sleep on.
Fair: This apartment has an "old building" smell. Couch in front had stains and I did not want to sit on it. Apartment was in the back of building. Maybe I missed that part of the listing, but I didn't care to be in the back.
Unacceptable: Listen...I give people the benefit of the doubt and was planning on doing the same here until I saw consistent things. There were two sets of towels (face and large) in the bathroom and there was long hair and small curly hairs on them all (🤢). There was also hair on the mattress and other particles when we changed the sheets after our first couple days. I feel that since this is a business where many people stay often, invest in better pillows (covers) and mattress cover or pad. The tub and sink was cleaned "OK". Honestly this boils down to the folks you have cleaning. It was subpar.
All in all, I feel that I got my money's worth. If cleanliness was the same, I would not stay again or recommend.
A bit disappointed, the place was a bit different than photos. It should have been cleaner for the price of the cleaning fee.

We were in Memphis for a wedding and due to COVID wanted to stay in an Airbnb that had a bit more privacy than a hotel . We have a 4.5 month baby and it was very important to us that we stayed in a safe neighborhood and clean house. Tim's house worked perfectly for our weekend in Memphis. We felt that the neighborhood was safe and in a convenient location and enjoyed the secure parking. Additionally, the house was the perfect size for us and found it to be very quiet. Although there are quite a few units in the complex, and guests staying at the unit next to ours, we had a very quiet stay. We also really enjoyed the Smart TV which allowed us to stream our favorite shows and found it very useful to have a washer/dryer in the unit. We also found the bed to be extremely comfortable which was great after our 3 day journey from New York.
I enjoyed staying in the apartment.

Had a great time in Memphis!
Great location and loved that it was gated! Walls are a bit thin, but it was quiet after 10pm. Would have like to seen some more in the kitchen accessory department (utensils, cookware, etc). All in all a great stay.

This unit was very comfortable and met my needs for the time I was there. The location is very convenient and I felt safe in the area. Decor is trendy and tasteful with throw blankets which were appreciated. The unit is small but cozy. Recommend for the price.
The place was fine for the price. There are a several annoyances that I will describe here.
First of all, there is a bright floodlight that stays on all night outside the bedroom window (which is right next to the bed) and the bed creaks - even if you just sit down gently on it. The apartment building is old so you can hear any noise happening in the units next to you as well as any conversations or noise happening in the parking lot.
Overall it was pretty clean but the staff must have missed at least one spot in the living room because there were nuts on the floor from a previous guest. We also had to unclog the toilet as soon as we got there, again previous guest. And the Netflix account was suspended so if you want to stream you have to log in to your own accounts.
Lastly, I found it pretty weird and possibly discriminatory that as soon as I booked I got a message asking me my age. I’m not sure why that matters.
Anyway, if you don’t mind any of those things, go for it.
I loved my stay at Tim’s place! It’s in a great location to access all that Midtown Memphis has to offer, the check-in process was super simple, and Tim is an excellent communicator.
Lafayette Music room had great bands, Central Bbq was our favorite, BB kings also had a great BBQ pulled pork sandwich, For breakfast we loved Sunrise Memphis. Beale street was neat, we truly enjoyed the Sunset studio tour and the Memphis Zoo.
This place was awesome. Exactly what I needed. Love that it's close to a lot of things that are walking distance. Tim was awesome. Gave great recommendations. Would definitely try to stay here again when I return to Memphis!

This place was in the perfect location. I visit Memphis often and I love the midtown area. Good food, minutes from downtown, and close to all my family and friends. The Airbnb was good bathroom and bedroom was really clean. I just suggest the cleaning crew maybe clean the walls in the kitchen and hallway. Also maybe invest in plug ins. Other than that I’d loved it will stay again.
Me and the Mrs loved it. Felt like home. Everything in the place works and the bed was very comfortable. In a nice and comfortable spot will most definitely come again !!

A cute cottage in a great location. Very clean, well stocked, comfortable bed. Exactly as described. We were close to restaurants and nightlight and the host provided a handy area guide. Perfect for solo travel or a couple and a great value over area hotels.

Thanks Tim for a great stay! It was the perfect spot for me. Close to the great bars/restaurants in Overton Park, and near downtown Memphis. The property was clean, spacious, and most importantly has great A/C! This was my first time in Memphis, and I’ll be looking to stay at one of your properties again.
We loved our home away from home: The location is GREAT, the apartment was VERY clean, the kitchen was well-stocked, the bed was comfortable, and the immediate area was quiet at night! (except for the airplanes!!). The best part was the quick access to the staff. I had a few simple questions and they quickly texted back or called. We will definitely stay here again!
There’s numerous people you’ll integrate with. I spoke to 3 different people all before getting there. I get it’s most likely managed by a company.
Whoever i spoke to was extremely rude to me about the cleanliness of the apartment. I sent pictures of dust piled up in baseboards, there was hairs in the bathroom on the sink and walls. After contacting them when i found that stuff I was assured it would be cleaned and fixed the next day.
I am a travel nurse and have used a lot of Airbnb’s for traveling. Sometimes i know it’s hard to stay on top of all the properties to check for cleanliness. But I’m also paying a cleaning fee and expect it to be somewhat decent.
I was told “We will sweep and mop again this morning, but i can promise you it won’t be any different. Bailey,
Those are old baseboards and old floors. They were swept and mopped before you checked in. We will not be recleaning the entire apartment. Just the floors and baseboards. It’s always a pleasure to assist lovely appreciated guests such as your self. We hope Memphis treats you well.”
I responded and told them to not worry about it (as i would only be there for 1 more night) and i was just informing them on the cleanliness of the apartment. There’s dust and debris on the floor and baseboards and hair in the bathroom.
And this was “management’s” response.
“We will take care of it, don’t you worry Bailey. We are management and we will clean those baseboards and find that “hair”
One plus to the apartment is that it was gated and had plenty of parking! I really liked that.

Great spot for our quick stay in Memphis. The location can’t be beat and the unit was clean and safe! We had a small issue with the keypad and with the parking lot gate and the hosts were responsive and got the issues resolved immediately. It was so reassuring to know that they were just a quick message away but we had all the privacy we needed!

Very nice apartment. Clean, well stocked and in an awesome location. I walked to most of the places I wanted to visit. The Square was a great place to be this weekend, and I’m glad I was able to enjoy it.

Visited for parents weekend at Rhodes…location is great with Overton Park down the street one way, Overton Square the other and Rhodes on other side of park.

Tim’s guest house was a very perfect clean and cozy safe feeling air bnb. Everything was clean, appliances were provided etc. It was in walking distance within most things, there is a park and a nice square of restaurants near by.
Tim did a great job of communicating! The place was the perfect size with all necessities included. We will stay again!
Tim was a good host-he has clear step by step instructions,he has a flexible check in/out system,and he definitely is a responsive host. I believe my ratings fell a little short due to his team that handles his place(s) when he’s not able to. there were somethings that were not (completely) cleaned/handled prior to my arrival. I am a firm believer if I’m being charged for a service (in this case a cleaning fee) then I should arrive to the location with a cleaned space. I try my best each time I rent an Airbnb to even make sure I return it to exactly or close enough to the way I came into someone’s home/space. My ratings also came from the neighbors in apt 4 -anytime I would try to step into the place or leave for work they opened their door suspiciously as if I was not welcomed or an intruder, after as while it made me uncomfortable. But overall, great location, great host, just needs better cleaning assistance.

Tim’s place was perfect for an extended stay option. Central location to venture in every direction of the city. Walkable to some of Memphis’s best restaurants. Gated entry was a huge plus. Would definitely stay again.

I rented this Airbnb for January and February 2024 because I got temporarily relocated for work and did not want to stay at the hotel this whole time. This place felt like home away from home. I would recommend to anyone. Tim is very reactive and proactive for communication. The apartment is close to a nice park and close to the Overton Square where there’s a lot of restaurants.
My aunt and I visited Memphis. Our apartment was close to everything. The gate enclosure made me feel safe. I have rented from vrbo many times, but never have I had a host so easy to work with. Tim and his team responded to my questions almost immediately. The space was perfect for two people. We visited during unusually frigid temperatures and was grateful for running water and heat. I would stay here again.
My selection was based solely on what I found on the Internet looking for something in the Overton area. Was pleasantly surprised and very satisfied with the facility. Next trip to Memphis I will try to book this place again.
Its the perfect place for a weekend stay in Midtown Memphis. Clean and comfortable!
Great little place, and we enjoyed our stay, with only a couple of minor comments. The property is a pair of single-story multi-unit buildings on a gated lot with the back of the property paved for at least 15 parking spots. We could see the door of our unit from the street before we ever drove through the coded gate, but after we parked, the unit access instructions were a bit unclear on where the actual entry door (with the security lock where the entry code has to be entered) was and we walked around the entire building twice before we figured out which door was ours. Once we figured that out (after many hours on the road, so a little frustrating), subsequent entry and exit was straightforward. The only other comment is about the kitchen equipment. Very few dishes and flatware (pretty much have to wash dishes after every meal or you won't have dishes for the next meal), and there was no can opener of any kind, so we had to go buy one. Great restaurants and entertainment options (Lafayette Music Room) within a two block walk.
This apartment was perfect for our couples weekend. Short ride to Graceland and Uber to visit Beale Street. We recommend this clean apartment. So easy to find and the check-in process was great!
Everything is just mins away which was great! Place is small and quaint but you have everything you need. Only complaint all the bedding had stains, big stains. Bought our own down the street in
The apartment was decorated very nicely and located in a nice part of Memphis. The only issue I had was the cleanliness. The apartment has a bad smell and the bathroom was disgusting. Hair and dirt in the tub, towels had hair on them, floor mat was hanging on the shower rail with hair all over it. I immediately reached out to the manager and they apologized and said they would come to clean the next day but I couldn't wait until then. So I had to clean it myself in order to feel somewhat comfortable. And as I was cleaning, I found stains on the sheets so I just went out to the store and bought my own along with some air freshener. Other then that, everything went good ( communication, check in-out).

Overall excellent communication and hospitality by Tim and his team. While I had to transfer units due to the internent not working, Tim and his team we readilly available to support provide any needed guidance. The digital manuals were so creative and useful! Truly made gettinf around the city more accesible. Also one of the best and most seemless check in/out processes Ive experienced. I had a short-term summer rental in this unit while I worked from May until August downtown.
It was good for what I needed it for, a place to cook my meals in and sleep in after work. I had the front room to do my work, a kitchen to cook and eat my meals, a bathroom, and a bedroom with a closet to store my clothes.
Pros: Safe and secure with the security system and gate around the entire property, parking area, basic amenities (stove, oven, fridge, laundry, dishwasher, fast WiFi, Roku TV), close to all parts of Memphis (morning/afternoon commute to downtown was always less than 10 minutes, could get to East Memphis easily), sent a cleaning crew once to do a mid-stay deep clean, good communication channels w/ the host who helped fix issues I had quickly,
Cons: These are more long-term issues; anyone staying for a weekend might not find these as big as I did across 2.5 months, but...1) the HVAC system needs fixing. Needed to have a crew come to fix the A/C once because it got above 80* in the unit (according to the thermostat) at some points. I'd lived in Memphis for multiple summers, and while it would get hot, I never bought fans...I did while I was here. 2) The bathroom ceiling also needs some remodeling. It has a massive crack at the top, looked like it might cave in, and I felt it contributed to the A/C issue.
The house needs a few long term updates, otherwise these properties are perfect for people looking for a place to stay while visiting Memphis.

This place is in the perfect location and walkable to one of the most popular areas of memphis, everything is provided you would ever need and I really appreciate the off Street secured parking. Actually one of the better sleeping beds I've stayed in recently. Wouldn't change a thing.
My husband and I visited from Maine and felt safe with the property being gated. Space was comfortable snd fit our needs. Could have used a deep clean with the floors being somewhat dirty and hair in the bathroom from prior guest. With that said if it had that done I’d stay again. Worth the price.

I really enjoyed my stay here, it was convenient for my weekend plans and I wouldn’t hesitate to stay again. I never needed the complimentary ear plugs, and there were a handful of other folks staying there at the same time.
Checkin/Checkout instructions were easy and I took advantage of the washer and dryer, it made my life easier getting home. Though I will say the washer and dryer are LOUD so definitely a daytime activity.
