This second-floor 1927 Craftsman-style apartment blends historic character with modern comfort. Thoughtfully designed for relaxation, the space features classic architectural details, warm natural light, and a peaceful, tree-lined setting just moments from the vibrant Cooper-Young District. It’s an ideal retreat for couples, solo travelers, or long-term guests looking to experience Midtown Memphis like a local.

The downstairs unit is a completely separate rental within the same home. As is common with historic properties, some sound may carry between floors when both units are occupied, and downstairs guests may use the side entrance. For your privacy and security, the interior stairway door between units is locked on both sides, and exterior security cameras are installed on-site.

➤ Shared Access: A fence line and unlocked gate lead to the guest house. Our landscaper or cleaning team may occasionally use the gate to access the storage shed on the main driveway.
➤ Additional Units: The house can be booked together with other units on the property. The downstairs house has its own entry, bath, bedrooms, and kitchen. Contact us if you’d like to combine spaces for larger groups.
➤ Pets: We welcome pets with a few guidelines:
• Please note that a $100 pet fee will be applied per stay.
• We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
• No more than ONE (1) animal, no larger than 20 pounds.
• Pets are not allowed on furniture & please clean up after your pets.
• Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)

➤If you are local and / or under the age of 23 please notify us before making your reservation

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ For security and registration purposes, all guests staying at the property must provide a valid government-issued ID before check-in.

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

➤ No pets allowed

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➤ For your security and protection the property is equipped with an exterior camera

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

➤ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

The apartment was located on a nice street but overall I would not say the entire area was nice. Secondly, there were a lot of reviews about cleanliness. The bed was very clean, which is most important, but other than the bed, it was not that clean. The floor was not well swept and it smelled like marijuana the whole time we stayed there. The smell seemed to come from the downstairs unit, however, it would have been nice to know about it. Lastly, there was a door that swung open to a flight of stairs that led to a door at the bottom, the owner claims this was storage, but it definitely seemed like the down stairs unit. I would have felt more comfortable if the bedroom door locked. Definitely did not seem worth the price as there were not even coffee mugs or cutlery in the unit. Very bare bones at a non-bare-bones price. The pictures online didn't even seem to match the room we were staying in. I would look to book elsewhere next time.

Especially considering the unit under us held a party and the police were called to dispel 75+ people from the property. The owners told US to call the police which we did, but they could’ve handled it as it is their property. We didn’t go to sleep until about 2 am when the police finally broke everything up. The owners never called to apologize but the cleaning lady did which I wholeheartedly appreciate. She was the only one who I felt cared. We spent time and money for a place that we h for leave for most of the day because of the heat and noise from the other unit.

Overall, we enjoyed our stay here! The location was great, close to shops and restaurants and on a good street! The apartment is upstairs with an outdoor entrance, but there is a gate leading to the back yard and it felt very private. We really liked the space - comfortable and modern, and perfect for two of us. There were some unfortunate oversights -- a coffee pot and coffee but no coffee filters or mugs, cooking pots but only one fork and one spoon, and not many dishes. I expected a little bit more for the price we paid, but none of the issues were significant. It's a great spot, just needs to be a bit better-stocked!

The location is great, check-in was easy, communication is fast. There is room for improvement of the AirBnB itself. We had trouble with water in the bathroom sink and shower. The windows are painted shut so you cannot open them which leads to very stuffy air. When we arrived, we didn’t have power so we couldn’t turn the A/C on but also didn’t have the ability to open the windows. Basically, it is very bare bones but if you’re not spending a lot of time in the BnB itself, it’s a great location for exploring Memphis.

My stay was fine up until the last night. I was assured by the host that both doors connected to the main house were locked. I awoke at 2AM on the final night to a man standing in my bedroom, demanding what I was doing there. It turned out that a group of strangers had stumbled into our Airbnb from the house downstairs, which as I mentioned, we were told was locked. I’ve spoken already with the host and Airbnb support, and they claim it won’t happen again. For anyone else’s sake, I hope so, because that could have been a fatal mistake.

The location was great. Able to travel via Uber for low cost since most places were under 20 mins away. The bed was extremely comfortable as well.

I think it was a nice place to stay for a short period of time. The cleanliness could definitely improve. There was debris and hair in bathroom and some of the towels had stains. The shower curtain wasn’t big enough to fit around the tub and had to use our limited amount of towels to catch the water from our showers.

I had never been to Memphis in my life, so walking into this lovely apartment made me feel at ease. The space was clean and spacious. Negative: What I disliked was not a matter of the property. I had problems of getting a taxi or a carb just because I didn't have a local phone number

Place is extremely small compared to other places of the same price. There’s barely enough room to sit forward on the toilet and if you’re bigger your knees will probably touch the tub, The bathroom doesn’t have real doors just folding closet doors that are falling off the hinges, the faucet sprays water all over the floor, the hot and cold knobs in the shower are mismatched, the whole apartment is extremely hot and the AC in the bedroom barely works and the window unit in the kitchen barely keeps the kitchen cold. The mini fridge is also extremely small and doesn’t work well if you put a decent amount of food in it and they have pots but no pans. The front door is also painted pitch black and gets so hot during the day that it will burn you if you touch the outside. Overall I do not recommend this place.

We really enjoyed how quiet the neighborhood was at night and in the morning. It is noisy at our house so it was a nice, relaxing change. The loft space was comfortable, clean and the bed was very very comfortable. The only thing we missed was having ice. A small ice maker would be a nice addition to this BNB. Also just be prepared to climb the steps to get to the loft space. I don’t have the best knees and have severe arthritis so it was a little challenging for me, but I still really loved the space. Also, parking on the main side street didn’t make me feel the most comfortable because the space in front of the Airbnb had a truck there blocking parking both available spaces .The neighborhood was nice and well lit by neighbors and we felt very safe there! I would stay here again! Thank you Tim!

I stayed for a week, and it had everything to feel at home, even coffee and a coffee maker. The fan in the kitchen drowned out all outside noise, and the space heater easily kept the bedroom warm. It’s a great place to stay in Cooper-Young.

This is a bright and cheerful little place with great light (bedroom windows on 3 sides). The yellow walls with white furniture and curtains create a sunny and warm feeling. I had not focused on the fact that it is basically a bedroom, kitchen, and bath upstairs at the back of a larger craftsman cottage downstairs. There is no separate sitting room per se. Still, it was good and fair value for the price, and I enjoyed my stay.
