The walls are paper thin and I could hear the neighbors yelling all night. It also was not all that clean. There are probably better places at this price.
Tim's place was perfect for a short Memphis stay. Clean, organized, comfortable and quiet, this Midtown spot was definitely a gem.
Clean! Safe as well. The dryer is noisy so don’t use at night unless you want to wake up the neighbors. All in all good place and location in midtown for a Memphis stay!

The place has a great location in the city, and there is a gate for security as well. The host was very good at communicating with me and fast as well. But be aware the bed is on the small side, kinda the size of a full.

When my planned four-day stay (to assist my son before and after surgery) turned into a three-week stay, the responsiveness and kindness of Tim's team were invaluable. A gem in the center of Midtown. The gated space had ample parking, which is a real win. Walking distance to Overton Park in one direction and Overton Square in the other.

I liked my stay here the space is just fine it’s kind of like a little apartment in the city and I like the fact that the parking is all gated I felt very secure. If I had to ask for one thing to be better I would just ask for the hot water to be turned up a bit I think it is shared between a few units and there was twice when I tried to take a hot shower but hot water was not available.

I really enjoyed my stay at Tim’s cottage. The Airbnb is located behind a gated community in a truly “midtown” residential neighborhood. I will say, though, that I believe some of the photos on the ad have to be of a different unit or stock photos because they are not of this exact unit. The place is as described. The photos just aren’t up to date.
The place is clean, and everything was in good working order. Good cooling and heating system. Washer/dryer with soaps available.
The kitchen is truly equipped with everything you’d need to make a meal. Utensils, several pots, pans, towels, etc.
The location is amazing. If you know Memphis, you know it’s NOT a very walkable city but this place puts you within less than a 10 min walk to Overton square which is great because parking can be frustrating. It’s like, a 6 min walk from the best burger in Memphis at Hueys. Another One of my favorites is Local on The square. Cool spot for a date night or meeting up with friends and there’s a great brunch as well. 2min drive. 9 min walk. And Overton park is RIGHT THERE with access to levitt shell and the Memphis zoo. I could go on and on about the location. You could probably get wherever you want within the city within about a 20 min drive.
Tim made it known that he was available if I needed anything, but I never did because everything was just as it needed to be.
It’s an older midtown home. So sound does travel! You absolutely will be able to hear the neighbors moving around even if they aren’t being “loud” so I’m sure they’ll be able to hear you. This doesn’t bother me AT ALL but if you’re the type that will be bothered by it then that’s something to think about.

The site is centrally located in Midtown, close to restaurants, cinema, and shops. The house has everything you need for a stay and makes a particularly good stay for a business week.
The hosts are quick to respond and address any issues that might come up.

This cottage had everything I needed to work from home comfortably for two weeks. Quiet, clean, bright, great location. Full kitchen, comfy clean bed, large closet, front porch, parking, tv options, laundry and strong wi fi! I had a positive experience all around and recommend this space for an affordable short /long term stay.
This place was ideal for my 9 day stay in Memphis. The property and location felt safe to me, and were very quiet. I was in town partly for work, and I appreciated that there was good wifi (even just outside, where I sometimes set up a little office with an end table and chair from the living room.) It was an easy walk to lots of restaurants, a Fresh Market grocery store, and hiking trails in Overton Park. In 20 minutes I could walk to Otherlands Coffee shop for another work option, and in 40 minutes to Crosstown Concourse. Tim was incredibly fast with responses to messages. The bed was comfortable and the shower and kitchen appliances all worked for my needs. It's not an extravagant place, but it provided the things I'd get in a hotel while letting me feel like I could have my own space and live a bit more normally for the extended time.
It's a cute cottage a few blocks from Overton Park in one direction and Overton Square in another direction. We appreciated having a designated parking lot.
It was our firs time visiting Memphis TN, and staying at this AirBnb made our stay feel as if we were at home! The place was clean, and very nice indeed. We thoroughly enjoyed our visit and our stay at Tim's place. Thanks, Tim!

Loved our stay here. Very comfortable and homey. Only had one minor issue come up and it was taken care of in just minutes. The bed was comfortable and the entire home was just as described. Wonderful place to call home for a few days. We will definitely be back. The communication with Tim and his team were above and beyond any I have ever experienced. This is a cozy place with nice decor and plenty of kitchen to eat in or to keep extra from eating out. The bed is very comfortable. I usually have backaches at night from sleeping in beds on trips-no backache here! It's within reasonablr walking distance of Overton Park and the Memphis Zoo. A real plus. And the drive to Beale Street was about 15 minutes. It was great for what we wanted to do in Memphis.

It is a very good apartment in a safe environment and a good location. The service provided if needed is excellent and the ladies of housekeeping are lovely. Some attractions at walking distance, some by car. To the center of Memphis it takes with public transport (bus 2 at Madison, then the main line trolley) about half an hour, no parking problems! Check the best 25 things to do/see in Memphis and you can easily spend a week. It struck us how friendly and helpful everybody was towards us; like life in a village. All in all we had a great week.

The stay was well kept and cared for in terms of service and location. When I had an issue, they addressed it immediately and I felt very confident in their abilities to serve their guests well. The benefit of working with a company vs. a private stay is that they tend to be able to offer support a lot faster and in a manner that aligns to business standards. I would stay at another one of their locations in the future.

Great quiet place for a business trip!
Communication and availability top notch. We had a bit of an issue with the air and humidity in one unit and they moved us right away. Inconvenient but they handled it immediately. Location was amazing. Cute decor and good functional layout. Super comfortable bed and super clean linens!
The unit itself was okay. It was clean for the most part but the door to the bathroom requires a little strength to open. The experience as a whole wasn't the greatest. We checked in and the AC did not work, so I had to pack up my belongings and move to another unit. Once in the unit I was told I had to pack up and move back once the other unit was repaired. After informing management that I was at work and my wife was at the unit with my infant and couldn't move, management was extremely rude and basically told me "oh well you have to move we have a priority customer moving in and they want to stay where they stayed last time." After making me feel totally unwelcomed she offered to move us but by that time we wanted to be comfortable. After basically kicking me out they didn't even give me all the money related to the unused night. If you can find somewhere else to stay I would recommend doing so.

Terrible experience, a very shady place. Very unprofessional behavior by the host. House has AC from the floor, not cooling sufficiently. Heard weird noises throughout the night. The gate is very old and useless since people can walk in from the footwalk
When we arrived the heat was not working, the temperature was 53. We turned it off and then went to the game. I contacted Tim who advised to turn it off and then turn it on again. I told him we wouldn’t be able to until we got back from the game. It was turned off the whole time we were gone. When we got back we turned it on and it never got warmer than 57 degrees all night and next day. At that point it was past midnight and I wasn’t going to contact anyone that late. When we went to get in bed, we pulled back the covers and the sheets were absolutely disgusting. There was visible hair and dirt everywhere. I don’t know how this was even missed. And also, how disgusting that you don’t even change the sheets even if they look clean. I do have pictures if needed.
We had a wonderful time at Tim's place! The location is great! We felt very safe, and there were lots of great restaurants nearby. I really like that the property is gated. Perfect place for a weekend getaway to explore the city. The Memphis Zoo is a must!!

My boyfriend and I have stayed in this area before in one of Tim’s other listings. This is one of our favorite places that Tim has to offer. We feel safe because there is a gate surrounding the area and there is great parking. This place has everything you need for a short or long stay. It’s comfortable and feels right at home.
With a broken dishwasher a dish drain and more than one dish towel we’re needed. Could have used more bath towels and wash cloths. Several times at night the air conditioning was remotely turned up.
We loved our stay at Tim’s place. It was perfect for two. I loved the location and that it was gated. Parking was plentiful, and Tim was a very responsive and helpful host. I would definitely recommend this location.
The place is perfect and met all of my needs. It was also in a gated community. Walking distance to Overton Square. Tim is an excellent host and very responsive with any of my needs. I will definitely be staying at his properties in the future.
Place was cozy. Definitely for quick travel with a partner. Place has all the basic essential stuff. Check in was very easy. For the price you can’t go wrong at all. It’s in the Overton square area so a lot of good restaurants near by and the gated area makes it feel safer. Will be staying here again once I visit again.

The place was gated, which is very nice but I asked for an earlier check in. Tim advised it was being cleaned, which was fine but the floors were still dirty. Everything else was clean though.
Great Location
Positive: We LOVED the location of the cottage. It was close to so many shops and restaurants. My husband and I walked to Babalu and a candy shop in the shopping center by the cottage. We really liked the gates to keep our car safe. Next time we are in Memphis, we would love to walk over to the Art Museum in the park!
Negative: The pillow case on the bed had blonde/brown hair on it and the shower curtain has a cigarette hole in it. It was a older house, so little cracks everywhere. The main issue we had was a message we received from the host at around 11:20pm on Friday night telling us about an internet technician that was coming Saturday morning between 10am-12pm. That was a little annoying that we got that message that late in the night. It seemed like they forgot to tell us and was scrambling to tell us that late. Other than those few issues, our trip went smoothly and we would stay here again!

The apartment is a lovely place to stay. We walked most every where. Great food within walking distance. The apartment is just the right size for two people. The host communicated a lot with us, check in and out was very easy and hassle free. Will be back!
My Gf and I chose memphis as our first vacation together and it did not disappoint. ThIs apartment was a perfect homebase for everything we did. The food everywhere was great. Check out Overton Sqaure really good weekend nightlife and really close to this apartment.
I had the pleasure of staying at this cottage while visiting Memphis for three days. The location was close to Overton Square and a few miles away from Beale St. There were restaurant in walking distance of Overton Square. The check-in an check out process was very easy. Tim the host was great and check in often weather it was my travel in or just to see how things were going. Everything met my expectations and I would definitely stay here again when visiting Memphis

I never like to give any negative comments, but there are 2 issues that need attention: there was a strong mildew smell, and the cleanliness of the kitchen needs attention. You’re not getting your money’s worth from the clean up crew! All silverware had to be re-washed as well as the dishes. And the refrigerator leaks water onto all the food.
We appreciated the washer/dryer and iron /ironing board.
It was small, which is what i was looking for. There was only 2 of us. Didn't spend much time there other than sleeping so it was perfect. Close to downtown, one could walk if they chose to. Would definitely stay there again.
This is a nice little cottage just right for one, or two if they are friendly. The neighborhood seems safe, plus the property is behind a security fence. Kitchen is adequate, and the place is clean. There is a small, well-shaded front porch that looks out on a quiet street where lots of people walk dogs, bike, and jog. It is definitely not fancy like many Vrbos I have stayed in, but it is less expensive than a hotel, very livable, and in a super location. A big plus is proximity to Overton Square, a hopping strip with lots of great restaurants, live music, and more all just about a ten minute walk away. I have a couple of more short trips to Memphis in the near future, and will gladly stay here again.
We really enjoyed our stay here. Quiet, safe and secure parking, and all the necessary amenities for a comfortable stay. 3-4 block walk to a dozen restaurants and bars. Nice neighborhood. Bed was comfy. We actually extended our stay as we were enjoying Midtown and this apartment. We would definitely stay here again.
The entire process for my stay from start to finish was fluid, communicative, and simplistic. I had direct conversations from the owner and he provided helpful insight and was just awesome. The layout of the rental was ideal and styled for simplicity yet directly accommodating. The location was perfection! I didn’t want to leave. I extended my stay as a matter of fact by another several days because I was still needed in the area and instead of looking for another place I reached out and was able to stay longer. Come time to leave I was so very sad to say goodbye to my what felt like a home away from home but I know given the chance and availability I MOST DEFINITELY WILL BE BACK!!! This place is a 20 out of 10 hands down! Tim the owner is phenomenal and has such a remarkable and lovely home that if you have the chance to stay here I highly recommend that you do!!! Can’t wait to stay again!! Tim I will be back if you will have have me!!
Walking distance to Overton Square only two blocks away. Only recommendation is some chairs on the front porch. It was a great weekend wish we could have sat on the porch.
I felt very safe and comfortable, it’s a very nice and quiet place, has a lot of natural lighting through the windows and doors that there are, you don't need to turn on the light during the day, but if you want darkness, it has enough blinds, the television has a great streaming offer included, perfect to have a relax time, the host was very attentive to my needs and was always quick to assist me.
The neighborhood is also very nice, you can walk safe, It has all the basic things (places) you may need nearby, you can walk to get it, it's a wonderful place for a long stay, I wish I had more time.

We had a great stay in Memphis. This place had everything we needed and was in a perfect location. Everything was clean and neat and came with some essentials like coffee, laundry pods, dish soap etc. Bed was comfy and it was nice to have the washer dryer handy. The parking was right outside the back door and the area is all fenced in and secure with a gate. Had a great stay. Will stay here again if we return.

The apartment was clean however there was a musty odor.
Got to the condo and it was very musty inside. I knew it would bother my allergies. The carpet in the living room was dirty. There was a cobweb on one of the dining chairs. The old grate for the air flow had an air filter but it was not placed correctly, and it was dirty. I replied to the email from the host about the issues but didn't hear back. I didn't realize that it was from a no reply email address. Then I later contacted the host through VRBO. He was not willing to give us any type of refund. We ended up going to a downtown hotel.

Visiting from Australia. Booked 3 nights and extended another night. Older style buildings but modern decor. Unit 8 was comfortable and washer/dryer a bonus. Comfy bed, great shower pressure, quiet area. Good communication from host. $10USD approx Uber to and from the Beale Street area. Allow a full day for Graceland and same for the Civil Rights Museum.
My main concern was safety and this being a gated airbnb sold me. Tim communicated very well throughout the stay. Laundry supplies were provided which was very nice!! Will definitely book again.

We had a relatively short stay at Tim's place, but it was lovely. It was quiet and safe but super close to a bunch of restaurants and things to do if we wanted to. Tim was really proactive and super helpful in recommending places and making sure we had everything we needed for our stay. I would definitely recommend his place to anyone traveling and spending time in Memphis!!

My wife and I had an awesome time while we were not in the apartment building.
Positive: The location was in a great spot, easily to get around. Gated was awesome.
Negative: The smell of mold throughout the apartment, a little musty smell as soon as you enter the room.
Had to keep the air on to combat the smell. Window screens would have been an added plus.

Positive: The location is excellent and the property reasonably weel-equipped and nicely, if spartanly, furnished. The location is excellent, especially if you are spending time in Midtown, and the property is secure.
Negative: 1. The gate keypad coming in is not terribly well-positioned and can be a little difficult to reach.
2. In the bedroom, there were some fairly substantial water stains on the ceiling.
3. The toilet in the bathroom was quite low, and often would keep running after being flushed.
4. In the parking, because there are no barriers between the lot and the grass dropoff, you can easily pull in too far.
