The apartment was in a decent location, on a relatively quiet street. We had our own parking spot 30 feet from the apartment door, which was nice. Tim and his staff were very good with all of their communications.

There were a few snafus with gate access and communication. But all in all the place was delightful. The amenities were 100% as promised and location is awesome.

Great location- nearby everything but secluded enough you can get some privacy and quiet.

Exceeded expectations! The property is tastefully decorated, incredibly clean, and very comfortable furnishings. I am unfamiliar with the area and was unsure about what to expect. The safety and security of the property is top notch! I definitely recommend any of Tim's properties to travelers.

I loved the fact that this place was in a gated community! The house rules were clear and reasonable, so I didn’t have to worry about loud guests in the neighboring units.
In addition, the cleaning crew was present in the gated space for many hours daily working on units that had been vacated. They were incredibly friendly and helpful.
The bed was very comfortable- something that is very important to me. The in-unit washer and dryer were very handy as I stayed several days.
I had some questions for Tim and he or his associates were very prompt in responding. I will definitely recommend this space to my friends. I hope to get the pleasure of staying here again!

It was a cozy place to stay. I got a little turned around with the arrival entry instructions, but I figured it out. There is a lot of communication and that is quite helpful. The space had a good layout and was overall a nice place to stay.
Perfect little hideaway in midtown memphis! I was there during snowstorm and Tim was super helpful when I needed to adjust plans. I am a female solo tracker and always felt safe and secure in this location!

This place is cute, clean and off the main street. You can walk to restaurants and shops. The gate added to the security of the wonderful lighting around the property. No parking problems either. They give you plenty of things to help make your stay more comfortable like coffee, condiments, laundry detergent, fabric softener, extra towels and toiletries.
Perfect for our weekend getaway! Great location with lots to do just a few minutes away, amazing host that responded quickly and politely to all of our inquiries. Would absolutely book for future visits and recommend to anyone visiting the area.

The walls are super thin so you can hear all your neighbors. I got bit by a tick in the room when I hadn't been outside so I don't know where else it could have came from. It wasn't a terrible place by any means I just didn't feel at ease there. No one bothered me and the area you park is gated in. So as far as safety goes it was decent. Just had a weird feeling was all.
Tim’s place was nice, right in the Midtown Memphis area with many things nearby. Tim and his team are very responsive, and make sure you are comfortable. Enjoyed my stay.

Perfect spot for restaurants and bars! Was there for a week for work and walls are a little thin but other than that place has everything you need to accommodate your stay comfortably. Bed was comfy and shower had shampoo and soap. Would stay again and recommend.
This place was terrible! No privacy, people are spying on your every move! You can not have guests! They made it clear that children were not welcome after I already booked! They will lock you out of your Airbnb! Please BEWARE of these people! Highly I recommended!!

It was the perfect amount of space and had several nice touches that made our stay wonderful. I would definitely stay here again in the future.
Cute, minimal, conveniently located space in a great part of Midtown Memphis. Very private parking. It's generally a very quiet pocket of a quiet street tucked away from the main road so the thin walls probably won't be a problem (unless the street department is working). Safe and secure. Easy walking distance to Overton Park (also the zoo), and Overton Square, where you'll find dining, drinks, yoga, etc.. The bed and furniture are pretty comfy, just bring a cushion for the dining chairs if you plan on using the table as a work space. Or maybe use the couch. Everything works including wifi. Kitchen has a couple of skillets, bathroom has towels, soap, shampoo, tp. Bring everything else you need (salt, hair dryer, conditioner, etc.) Tim and his staff communicate quickly and clearly. Check in is easy peasy. Central heat/air works well.

Tim and his team communicated effectively and quickly, and the checkin process was simple. Great for a solo getaway or couples retreat. Kitchen is missing a few things if you want to cook (mixing bowls, measuring cups) but overall I would definitely stay here again. Great experience!

This unit is convenient to the popular attractions . The kitchen has many essentials, and the stacked washer/dryer has more capacity than many. The locked gate gives a sense of security. The shower has excellent water pressure and temperature. The owner communicates well.
This is an older unit that is a bit rough around the edges. If you are expecting elegance, you will be disappointed. If you are looking for a basic, functional space, this works.
We booked this for our adult son and the experience could not have been better.
The communication was prompt and accurate.
We’ll definitely use Tim’s properties again.
Great safe location centrally located
What I enjoyed about this place was that you are within walking to places eat and just a few from Overton. Also you are 10-15 minutes from any other major place in Memphis.

This place was perfect for what we were needing! Super easy check in and a comfortable bed to sleep in. The place is small, but for the 2 people we had it was plenty big for us. It is a great stay and pretty much a 10 min drive to anything in Memphis! Would definitely stay again.
Nice place, no complaints. Spacious, clean, well supplied. Only complaint would be the sounds of planes taking off throughout the night may be a problem if you’re a light sleeper. Otherwise no issues.
Great location with a secure parking area. The house was perfect for two people and easy to get to nearby restaurants and bars.
Fine location with a small space good for solo travelers. I would have enjoyed a bit more cleanliness - it was clear that the cleaning was rushed before I arrived. Also, weak air conditioning - not great for Memphis in July. Not a great stay, not the worst.

Upon entrance to the residence, we instantly was overwhelmed with the odor of mint. The smell was so strong we opened doors and turned on the fan. Found mint oil on counter by sink and cleaned it up. Truly strong enough to make us feel bad. Bathtub has mold in caulking, windows seals have not been cleaned in a long time, closet door in bedroom cannot open because bed is in way and the closet is dark with no light, the washer sounds like a rocket with a squeak ( I knew aliens had landed), graffiti at the back door on AC units, and so many lights outside I could not sleep at night. (Tim allowed us to unscrew a few and this was a minimal help.) with all the negativity, we don’t regret staying at this AB@B but will most likely look around for something else. Neighbors quiet, very close to lots of places we wanted to visit. Place is much smaller than the pictures make it look.

This was an absolutely charming place to stay! My wife and I loved the fact that the community was gated with code access. It was peaceful and VERY quiet, with plenty of parking. The amenities were on point and the property fully matched the pictures and descriptions in the site. We were beyond pleased and would gladly stay with Tim again, either at this property or perhaps another. He was a great Host!!

Tim was very responsive & the check in was extremely easy! The only issue was when I arrived, the oven and floors were dirty so I did have to clean but no big deal! Carry a sound machine because it does get noisey, but that was explained upfront to me. Overall, it was a great location & good stay.

Tim’s place was great! The apartment was easy to find and access. The inside was clean and had all the essential you could need. The gated lot makes you feel much safe at night.
The only issue I could find was the washer. It worked, however it was the loudest thing I’ve ever heard in my life. Didn’t bother me though, the neighbors might’ve been annoyed.
Overall, great place. I plan on staying again when I go back in 2 months.

Quiet and clean. My only complaint was that we had some trouble getting out the gate the first night but thats completely on us.

House was fairly dirty and we did deal with a huge bug that came up from the drain. The dishes were dirty and greasy. Stay was definitely just okay!

Location was great, safe and secure. I stayed for 7 nights. The couch had a nasty stain when I arrived but that's what throws are for :)
The only real downside in my opinion was the noise from next door and the fact that the AC condenser is right outside your back door(which is the bedroom). The doors are old and offer zero in the way of noise reduction. So when nextdoors AC kicks on at 3am, you're waking up.
My other bedroom window opened onto the deck of the guy in another unit so when he has a drunken conversation with his mate in Michigan, you're hearing it all( can't believe he called his wife that!). Allowing for the fact that these are old buildings I think double glazed windows in the bedroom at least will help mitigate the noise. They do provide those squishy earbud thingys but they are of limited use.
I found the location and security to be a real winner for Tim and his team and a few upgrades in the sound insulation dept would greatly enhance my stay.
