➤ If you are local and / or under the age of 23 please notify us before making your reservation

➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

➤ No parties or events allowed

➤ For security and registration purposes, all guests staying at the property must provide a valid government-issued ID before check-in.

➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

➤ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit (or through Airbnb resolutions)

➤ No pets allowed

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

➤ For your security and protection the property is equipped with an exterior camera

➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week

➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

➤ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

Tim’s place was perfect for my visit back to my hometown the space was very accommodating, Tim was also very responsive however I didn’t like that I spoke with 6 different people that was a bit confusing, however loved the the place the beds are hard to touch however it wasn’t uncomfortable I slept pretty well. We enjoyed our time at Tim’s place. It was spacious and comfortable for our family getaway, and was kid-friendly. Communication was prompt and friendly. The location is perfect for easily exploring Memphis. Since it is an older home, it did have some quirks (creaky floors, interesting floor plan, etc). There is a separate rental unit at the end of the driveway.

This was a very nice place to stay but there were a few issues. The neighborhood was peaceful and I saw a lot of people running outside in the morning. I did not see on the listing that the house was a shared unit. A couple came out of the basement of the house and the renter in the back of the house kept asking me to move my car but Tim, the host, took are of that immediately. Overall it was close to everything and quiet. We enjoyed our stay despite the issues.

Our car was broken into due to no parking at the house. We have major damage to our car. We heard automatic gun shots a street over with a lot of drugs being sold, police and fire trucks racing up and down the road the house is on all day and night.. We felt very unsafe. The house is nice but would not recommend this area to anyone.

Tim's house far exceeded my expectations! The renovation they have done is phenomenal, it is decorated beautifully, the beds are extremely comfortable and there is so much space to spread out, if you have a houseful.
I do need to mention that the stairs inside are very steep. I would not recommend it for anyone with mobility problems. We had no problems whatsoever!

We stayed at this property for Rhodes College graduation. Tim was super responsive throughtout the entire process, and we had no issues at all during our stay. The location was so close to Rhodes College and Overton Square which was a huge reason why we chose this property. It was little loud at night but certainly did not interrrupt our sleep or impact our stay. The house was very clean and well equipped with all supplies in the kitchen and bathrooms that we needed. It was comfortable and so much more fun to all be together than to be in separate hotel rooms. It was an excellent choice for us and I woud suggest this property to other famlies if they are attending any events at Rhodes College.

This is a great 1920's home in Memphis. After living in Memphis for 25+ years (some of that time in the same type of house in a similar part of town), this home was nostalgic and a sweet place to stay. Tim was quickly responsive to us when we had questions. The house was extremely clean and neat. I appreciated the lack of clutter and the thoughtful decor. There was plenty of parking, although there are 3 units on the property, so I sometimes felt that I was keeping the residents from their parking spots. The listing clearly states that there is a 6-person limit on the reservation. Be sure, though, that everyone is willing to share a bed with someone else.

I stayed at Tim’s place 2 weeks ago. The check in process was easy. The location wasn’t bad. When we walked in there was a weird smell. The house keeping left the towels inside the dryer instead of in the bathroom. The towels were stained and ripped. The cooking utensils were dirty with food like they were half washed. The 2nd bedroom sheets smelled like they were not cleaned. All of these things were mentioned to Tim, and nothing was done about it. He replied to my message but didn’t fix any concerns.
