This listing is in one of the safest and coolest Memphis neighborhoods, but still has a gate for added security, which was nice! I was assigned a different unit than the one that I booked, so I can’t give an exact accurate review for this exact listing. Just note that these units are a bit older, so please be aware to not make too much noise at night, as the walls and windows transfer sound. Overall, it was a nice stay in an awesome town. Tim’s team was helpful!
Nice place and good price for one or two nights. It is an older building but the inside was clean and comfortable. Felt safe as the area is gated. It was quiet and not too loud at all, would recommend for solo traveler that needs a small and decent priced place to stay for a night.
Great stay! Location was good with a key pad entry to the parking lot. Felt safe. Stay is close to many things! The host and his crew are very attentive and will reach out promptly with any changes or concerns. Our key pad was not working before we arrived and they noticed and added in a key safe to make our check in seamless! Parking lot is gated and lit for safety as well. I would recommend this stay!

The management is great. They really care about guests’ comfort, and are very attentive of whatever you might need. I had an issue with a breaker, and they came super fast to fix the problem. I’m very satisfied.

This is not an individual owner, it is a management company. Their communication was good. The location was great.The decorating was modern and hip.
The stench of mold was so overpowering that we had to leave the door open any time we were in the apartment -none of the windows worked. The shower was barely functional and mold in the shower had been lightly and poorly caulked over.
In its present condition I wouldn’t recommend it. For the same amount of money we could’ve had a clean, mold free room elsewhere.

The unit was cute and well located. I loved the gated parking lot with ample parking spaces. The neighborhood was quiet and close to lots of fun things. The bed was very nice and the kitchen was well stocked. We did have some issues with the cleanliness of the unit, but it wasn’t anything that would stop us from staying again. A more thorough cleaning and a more comfy couch and I would have given 5 stars. I would also like to take time to point out that the host was VERY responsive to messages and provided great instructions and resources for our stay.

The first thing I noticed when I arrived is how clean the place was. Nice decorating touches, has a cozy vibe about it. Relatively quiet area; you could hear people occasionally but nothing out of the ordinary, especially if tv was on.
Bed was super comfy, shower was great. However, towels were a bit musty smelling but the washer and dryer are right there.
We did have an event while we were there and management addressed concerns and made sure we were happy with our stay.
Great location, close to downtown but far enough away. Plenty of restaurants to walk to.

First of all, awesome location! Good restaurants and the zoo within walking distance . Very nice little area for Memphis, we stayed about a month due to work, house is very small and very basic, not the most comfortable place but way better than a motel. We had a couple problems and they were quick to respond. If I’m back in that area For a length of time I would attempt to stay there again.
It fit my needs perfectly. I’ll be back the next time I’m in town. So much better than a hotel room along with greater value!!
Fantastic little place for the solo traveler or couple. A gate to get into the lot offers a feeling of security. Cozy little house with all you need and nothing you don't.
The items used to decorate the home were nice enough. The building is ancient like every other building in memphis so the vents are in the floors and the core of the apartment could use some gutting. The floors had not been swept so there were beads of some sort and pills on the floor which i fell because of. My uniform bled onto the owners sheet but i paid to have them replaced. Living room blankets had what looked like urine stains. Door frames had doors that were removed but the hinges remained and the owners just attempted to paint over it. The bathroom was probably the nicest thing here but the hot water only lasted for 7 minutes. It rained for 3 of my 7 day stay and there is a leak in the kitchen so i came home to a wet floor each time. Not sure how old the photos are but the nice photos do not match the current look and there is a reason the exterior of the home is not pictured. Depending on your standards this place wasn’t terrible but I wouldn’t stay here again.
The location was great and the room plenty of space for a two person trip. The room was well stocked, the washer and dryer so convenient. We were close to so many things and a inexpensive Uber ride to downtown. Loved it!
This was a great location in a gated complex. It was safe and had all the amenities you need. Easy check in and parking.
Nice AirBnB in a good location - close to restaurants, bars, coffee shops, etc. Laundry on-site and a dishwasher were definitely a plus. Easy parking. Close to Overton park.
Great place to stay in midtown
The unit itself is just as pictured. The appliances in the unit were basic and a little outdated at best. On the plus side, the location was perfect and central to midtown/downtown menphis. I wouldn't say that it was good value for your money but the host's responsiveness and helpfulness made up for that. Tim and the Midtown stay team were very responsive and helpful.

This is an Air BNB that appears to have been purchased by one person and then given to a property management company (Midtown Stays) to manage. I feel bad leaving a negative review because I think the owner REALLY wants to provide a great experience.
I checked in and had to wait 2 hours to get help with an electrical issue in the unit I was in. It was decided that they suspected this was an issue before I checked in (would have been nice to know) and then decided to move me to a new unit. Which was fine.
The units are older buildings. I knew that when I rented. They appeared clean on the first inspection. It wasn't until late the first night when I went to bed that I realized the issues. When I went to get into bed I realized the sheets smelled and had stains - all the linens were dirty. I also realized that my socks were black on the bottom from walking on the floors.
I ended up washing all the bedding myself. I also bought cleaning supplies and Lysol and cleaned myself. The first night I ended up sleeping on the couch with no blankets (all the bedding was in the washer). The floors I tried to clean but the rugs are just filthy and need to be deep cleaned.
I stuck it out for the duration of my stay but it was pretty miserable.
Pros:
- Everyone I spoke to was very very nice
- Location is good
- Gated site
- Host seems to really want to make you happy, even texted a guide to the city. Clearly has good intentions.
Cons:
- Dirty, trash in flower beds, dirty bedding, dirty floors. Clearly not making cleanliness a priority
- Wifi is terrible. Tried to work and zoom dropped repeatedly, I had to go to Starbucks to work.
- No number to call host, since it's a property management company you have to wait for someone to message you back
- The "desk" / table in the living room is impossible to sit at, no place to put your legs due to decorative accents. It's clear that the host hasn't really considered how the space will be USED.
- Furniture is very very shabby and rundown, even by Air BnB standards, it's decrepit.
Overall this could be a great place but it lacks any attention to detail. Even if you have to raise the price a bit, the furniture should be functional and not too broken, the place should be clean, the wifi should work.
Great stay! Very quaint cottage and the area was nice, perfect for a quick weekend trip.
This is my second stay with Tim’s team and it was just what I needed while waiting for my home to be move-in ready. Very quick communication and the community/parking is gated.
Overall, I had a good experience with Tim's rental. There was an issue with the A/C in my unit that could have been resolved a little more quickly but, in the end, I was moved to an unoccupied unit on the property and all was good again. I had everything I needed to work at my job during the day (sufficient Wi-Fi, table and chairs, etc.) and be ready to enjoy the rest of my day when work was done. Having a full kitchen made my expenses more manageable since I was able to buy groceries at the nearby Kroger and make my own breakfast and lunch. Location is excellent - just two short blocks from Overton Square (entertainment venues and restaurants), and Overton Park (zoo, golf, entertainment, public spaces). Also just a short 3-4 miles away from Beale St and the rest of the downtown area, too. I'll be looking to rent from Tim the next time I come to Memphis.
This is a very nice property, lots of old southern charm. Easy walk to Overton square, 5 minute drive to the zoo. Gated, secure property as well. Place was clean and well decorated… I’ll be back!

Everything was perfect only had 3 problems 🙃 I’m a tv watcher from bed so not having a tv in the room was a bit uncomfortable to me but loved the area ‼️. it’s 2022 guys tvs belong in bed rooms 😂😂 and the WiFi was horrible brought my ps5 for nothing 😭🥲 couldn’t even connect because the WiFi was so weak & the parking is real tight I really don’t like people parking so close to my car but overall nice place ‼️
Loved staying here! The location was perfect for walking to all the restaurants and shopping in Overton Square. We stayed in one night and cooked dinner. Having a full kitchen was amazing! Highly recommend for a fun Midtown Memphis experience.

Perfect location relative to Overton Square & Overton Park and a short drive to Cooper-Young or downtown. Very cozy and private apartment. Gate access brings an added element of security
It was surprisingly quiet! I was expecting at least some noise being an apartment, but we didn’t hear a peep from anyone except the birds chirping in the morning. It was a peaceful & relaxing stay! Also, fantastic water pressure in the shower!

Una de las ventajas es que está a medio camino de todo: aeropuerto, Graceland, Beale Street, Sun Studios. Y hay un buen servicio de Uber en la zona. Además, en el vecindario hay varios restaurantes, farmacias, un fresh market y un enorme parque donde está el museo de arte contemporáneo de Memphis.
El alojamiento es espacioso y agradable para dos personas. Cuenta con una cocina bien equipada, el baño tiene tina, la cama es cómoda, el internet funciona perfecto y el vecindario es tranquilo y silencioso. Nuestra estancia fue muy placentera en el alojamiento de Tim.

There were no major problems with the place, but it wasn't great either. A bunch of little things that got more annoying as the visit went on--the key pad to enter the parking lot was not lit so you couldn't see it at night and it was poorly positioned so you couldn't easily access it from your car. To get in the building, you couldn't use the back door but had to go all the way around to use a second key pad. The mattress had a plastic cover under the sheet which wasn't comfortable, and the bed had only one side table so one of us had to put our phone and glasses on the floor.
Great place. Everything was clean and comfortable. The location was close to everything. Would definitely stay here again!

Con: living room rug curled, definite trip hazard; no dresser in bedroom for storage; hair dryer not working; blanket too heavy; outside lights on all night need darker curtains. If staying longer need to increase utensils.
Overall it was adequate for the amount of time we spent there.

The place was obviously well taken care of, perfect for a couple or a solo trip and very close to Overton Square — a prime location. Don’t expect super fancy digs, but it’s a nice spot to kick back and relax!

This was my second time booking with Tim. The first unit #12 was great but this one #10 wasn’t up to par. The main issue was the smell. Once we left, the stench was in our clothes. It could use a coat of paint, the bathtub wouldn’t drain so showers were unpleasant. The breaker kept tripping randomly and we were instructed to flip it back ourselves. Which happened at least three times. We stayed 30 days and did not rebook. However, he and his staff were responsive and we felt safe.

Rented this apartment for St Jude Marathon Weekend and to celebrate my boyfriends birthday. Perfect place! Walking distance to Overton Square, quite, secure, clean and the host was great. Would definitely book this place again.
Nice little place for a weekend stay! The location was so great with nothing more than 20 minutes away, & the gated entry/parking made us feel super safe. You can tell it’s an old house that’s been redone/upgraded, but a lot of it seems to have been given the “landlord special.” The shower does run out of hot water in less than 10 mins, and it could have been much cleaner too, specifically better dusted. The bedding and towels were clean and fresh though! Overall, the pros- location and security- outweigh the cons majorly!
Everything was great. Tim answered all of my questions very quickly. It was a great location only a 7 min drive to Rhodes College which was exactly what I was looking for. Convenient to restaurants and shops.

This place was great! Perfect for a nights in Memphis! The gated parking adds an extra sense of security and the place met expectations. Walkable to a great park and food options and a quick drive to downtown.
Clean apartment. Area seemed safe w gaited parking. Host kept good communication.
Felt that the bedroom should have room darkening blinds/curtains to block out the bright lights shining in the windows from the back parking area at night.
The bedroom was very stuffy and did not cool well. We did not have extra/thinner blankets, just the one on the bed provided. Between these above mentioned factors, it was very difficult to rest well. Needed more breathable bedding.
Was provided 3 towels, so for a 3 night stay we washed linen all weekend so we had enough to bath at least daily.
I stayed at Tim's and it was easily one of the better spots in downtown Memphis. Tim was always super responsive and proactive, making sure that we had everything we needed while we were in town. He also was so flexible with us when we decided to extend our stay. Would definitely recommend staying with him if you're in town ! :)

Tim was very responsive and overall was easy to work with. This specific unit we stayed in was not very clean. You can tell this unit has not been cleaned in quite some time. The large floor vent was filled with dust. Was not ideal with having a baby who is in her crawling phase. The bathroom & shower has mold spots all over it. The price of the unit was very reasonable, but not worth it.

Positive: The entire INSIDE experience was pleasant. They even had laundry pods and everything... that was a nice touch.
Negative: A couple of times, it sounded like the animals were inside the attic trying to get into the apartment. I did reach out and was told that sometimes they get on the roof, but I shouldn't have any problems in the unit... and I didn't.
I needed somewhere safe to stay and also be able to work from home. It was quiet and peaceful the entire time I stayed (6 nights). It was a secure area so I felt like my car was safe. The apartment was so clean and they provided coffee, which was DELICIOUS! Perfect for a nice and easy stay. I will be reserving again.
Great place to stay for a month. Walls are a bit thin but he even provides a sound machine for you. Restaurants nearby. He’s very responsive. It’s Safe and would stay here again.

Tim's place was cozy and he/his team were very good with communication. The bed was comfortable and basic amenities were there for a short stay. The place felt a bit old for my taste (which I think is common in Memphis). The only issue was the smell of the place, I don't know how to describe it (moldy!?). The mint spray bottle left there to help with the smell didn't help much, but I got used to it after a while.
