You will have full access to the apartment with no locked doors or cabinets. There are several entry doors, but the best one is on your left from the driveway. The apartment is located on the first floor, just to your right.

Street parking in the front is free, and there is also plenty of parking in the rear of the property.

Your apartment has digital door locks so that you can check in on your own. Meeting you there in person won’t be necessary, but we will be available 24/7. If you need anything at all, just send us a quick message.

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.

2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival

3. If you are a local resident, you must contact us before booking

4. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.

5. No parties or events allowed

6. No Pets allowed.

7. Guest must provide us with a valid ID that matches their credit card information. For security and registration purposes, all guests staying at the property must provide a valid government-issued ID before check-in.

8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible

9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed

10. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.

11. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them

12. We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled

13. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy

14. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)

15. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property

16. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit

17. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos

18. For your security and protection the property is equipped with an exterior camera

19. Remember to take all your belongings when checking out. Left something? There's a $50 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!

20. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.

21. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

22. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs

23. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding

Over all the unit is pleasant.. 10 minutes from Beale Street.. Overall was Clean... BUT U GET WHAT U PAY FOR!!!!!

what was NOT pleasant were the constant bumps and thumps through out the night and early morning.. I’m unclear as to if someone was moving in or out or just clumsy and constantly dropping items.. Secondly, upon our arrival, we chose to also disinfect the unit. With this being said, I removed the larger orange pillow on the bed and found a couple of spiders underneath.. I disregarded them.. hey it’s spiders but on Saturday we decided to sleep in and while laying in bed, there was a bug or roach coming down the wall next to the window.... I have pictures if you’d wish to see... The bed frame being made of metal was horrible... I heard every movement from both myself and my mate..

When entering and exiting the building, we had to dodge air condition water droppings because it’s directly above the entry door... The window unit in our unit drowned out the tv so u had to increase the volume then when the unit shut off, we couldn’t figure out why it kept popping.. well after a day we realized it was water dripping from the unit above it.... To top it off... on checkout day at approximately 0950 we’re getting dressed I’m just getting out of the shower... we hear the locking mechanism operating then the door opens... IM IN A TOWEL!!!! Luckily the chain was in the door.. The guy says MY BAD then closes and locked the lock back... I’m assuming using the same access code we used... VERY CONCERNING!!!

The space was EXTREMELY cute and homey ALTHOUGH there were a few gnats in the space and the toilet constantly made loud noises throughout the day into the night.

The communication by the “management team” was rather poor which dampened the stay a bit. My partner and I were not informed that there were certain time we were allowed to use the washer and dryer throughout the day. Instead of owning the miscommunication and the mistake they’d made, management asked us to remove our wet clothing from the washer and wash them during the allotted time. As a result of this ordeal we missed a scheduled engagement and management simply told us that “they apologized, the sign that was up must have fallen.” Although this is the case Mary on the management team was amazing.

Check in was a little difficult due to the apartment building being situated a lil different from what I’m used to seeing. It’s actually off the alley and not the main entrance. The Studio is very cute and clean. Located in mid town, it’s close to a lot of what u would need, bars food gas ect. Downtown isn’t too far. Early check in not available at this time or bag drop off but the front porch has comfy chairs to chill while you wait. Response time was very quick. Overall I would definitely stay again if it was available.

We absolutely loved the place! It was peaceful, clean, and in a nice location! The bathroom was cleaned very well and has a nice aesthetic-I would definitely recommend if you’re for somewhere in Memphis!

The place was overall ok for what I paid but I won’t be coming back. It was hard to open the doors even with entering the code. When I walked into the hallway it smelled like weed. The people upstairs seemed they were just stomping around in the early morning. There was such a thick layer of dust on the ceiling fan that had my allergies going crazy. The white towel in the bathroom had brown stains on them. The last night I actually ended up sleeping at my family members house. Overall it was a cute mediocre place. I thought the apartment was by the bar strip, which was why I chose the place but it was not walking distance. Parking was horrible!!!

Tim's place is a great place to stay if you're looking to spend some time in Memphis. His space was clean and came as advertised, and it's situated centrally between downtown and the east side of the city, giving you access to both rather conveniently. There's also a theater not far from the stop and plenty of restaurants surrounding the area.
