Tim’s was a good stay close to Overton Square. Great location if you’re exploring Memphis for a few days. Tim’s team was very responsive and helpful. The unit wasn’t the cleanest, but the check in/out process was simple and convenient.
This airbnb was very disappointing! But there were some good parts. It’s right outside the city which is convenient. We had to leave a day early and Tim and his team were very accommodating and communicated great with us. They also recommended some places we could visit in Memphis which was nice. But overall the Airbnb did not meet my expectations as shown in the photos. First of all, it’s located in a pretty bad neighborhood which I wasn’t expecting. The walls were very thin and the neighbors were so loud I actually had the call the supervisor because we couldn’t sleep. Our toilet was broken when we arrived and maintenance had to come fix it. Defiantly was not worth the money. I could of spent the same amount and stayed in a nice hotel. Tim and his team was very nice-this airbnb was not!
A great area, loved having the ability to park on and off street. Great communication from the team and it was nice to walk in after a 7 hour drive and relax to jazz music that was playing for me!

The location of this apartment is great. We got around Memphis easily. The personal recommendations were helpful as well... restaurants, places to go and see and do. The unit was clean, but the outside lights stay on all night and the light coming in is a bit of a problem. The place is in a gated community which we really liked and we felt safe. The downside to entering the apartment is the steps. The steps are a little steep and probably wouldn't be great for elderly folks carrying luggage in and out. Having a washer and dryer was a huge perk. This is a good place to stay in between all the Memphis adventures.

Wonderful place, was clean, as described, awesome location! The bed was very comfortable, with comfortable pillows and sheets. On a quiet street in walking or very very short driving distance from the wonderful Overton square area. All the food, live music and small shops one needs if you were just visiting for a weekend or week. Loved the layout, perfect for a couple, shower and bathroom was clean. The kitchen had plenty enough to cook with and serve meals. I Always appreciate places with washer/dryers (both were clean). If you’re look for a nice place with private parking that’s quiet but close to fun this is a awesome spot for a couples getaway! Tim’s communicative and provided a nice list of recommendations for the area as well. Would definitely stay again!!

This is your basic Airbnb. It's nothing fancy but it's nice. There's a security gate which lends itself to feeling more secure. The area around all the units is well kept. The inside has a "shotgunesque" home feel to it. Once the whole mask garbage is done, midtown is a great place to eat and hangout. The team did a great job communicating. Check in was super easy and the place was better than sitting in a hotel room. Oh, and it was very quiet.
Nice tiny house with lots of character. Very close to downtown and all the fun events in Memphis. The house is old, but was great for a weekend get away. Tim was a great host and was very easy to communicate with!

Great location with great off-street parking. There are some great places that are close enough to walk to, including Overton Park. Very comfortable accommodations. The host was very attentive and easy to work with. Love that I didn't have to carry a key around because of the keypad entry. Very quiet neighborhood. I would definitely stay here again.
Loved it here the place was clean and the set up was nice.
The cottage was clean, cute, and comfortable. The bed linens were clean and the bed was comfortable, but the automatic light just above the window was a little distracting for sleep.
The fact that it was a gated property added an extra sense of security, unfortunately it was functional only part of the time we were there. It was fixed part-way through our stay.
This is a gated set of small and cozy houses, very safe and conveniently located walking distance from Overton square. Perfect for two, the place was safe and clean, all appliances worked well. Great perks like flowers, gevalia coffee (not sure if it was from a previous guest), and tv streaming subscription for Hulu, Netflix, Disney plus and Amazon prime. On the negative side, The bathtub drain lid was missing but they worked fast to bring a new one. The two things that really bothered us was the noisy neighbors and the strong smell of burned gas if the heater is set to higher than 71. This may be an easy fix for the future.
Tim's Airbnb was an amazing deal. The place was very easy to access, clean, and the perfect location near the zoo and some local bars/restaurants. I would definitely recommend this space for 1-2 people!

Cute, cozy , and in a gated area..quiet neighborhood close to a lot of places...for the price you won't get much better!! If you smoke I suggest doing it off the property cuz if your seen outside chances are they will try and charge you for smoking inside even though you know you didn't!!

Place is cute, has everything you need in an efficiency. The trash was not taken out from the last guest, but they came and got it once I let them know. There are a couple of numbered doors for each place so that was a little confusing for check-in but when I messaged, they were able to tell me which door to go to.

This was a great location in Memphis. The gated property made me feel quite safe being a lone female traveller and I loved that it’s walking distance to Midtown/Overton Square. The unit was clean, provided necessary toiletries, and was centrally located.
I was only able to stay in this apartment for one night as the heat stopped working. I contacted them the next morning, they replied immediately and scheduled someone to come look at it. In the end, they had to transfer me to a different building all together. I was grateful that was an option.
That said... the communication was excellent. The property was quiet, and I felt safe walking to some nearby restaurants. Parking is spacious. The unit itself is basic but comfy. The bedroom had a lot of light coming in from everyone's porch lights at night, so if you like it really dark, bring a sleep mask. Overall a good value.

The location was great! It was a very cozy place to stay. The pedestrian gate gave us some issues, after we entered the code we had to give it a good yank so it would open.
DO NOT BOOK! This was my first time being completely blindsided by a property on Airbnb and it was disappointing to say the least. I always hope to have great stays but unfortunately that was not the outcome in this situation. The property grounds were really unkept and hazardous—every pathway to the home was covered in leaves, dirt, snow and ice. Naturally I removed my shoes when I entered due to all the mud we had to walk through. Just one walk from the front door to the bedroom my socks were soiled in dirt/dust. This home was extremely dirty, the gaskets around the refrigerator doors and the bathroom ceiling was covered with black mold, there were thick layers of dust inside the vents and on almost every visible surface, including the headboard and bed frame. The dust was so bad it triggered an asthma attack to a member in my party. If filth doesn’t bother you, then I would recommend this place exclusively for the convenience of the area. Other than that I couldn’t run fast enough!

Originally I booked another unit but I had to change units due to technical difficulties. The unit I was moved to #3 wasn’t modern but exceptional. The unit does creak A LOT but I think it’s do to aging. The unit was clean, heater & air worked. The neighborhood was very quiet. Communication with Tim and team was very good they respond quick. It was a good stay overall.

My friend and I visited Memphis for the first time for the Beale Street Music Festival and found this gem Overton Square, away from all the activity but still easily accessible. The place is exactly as described and near the shops, restaurants, and nightlife in/around the square. I wish I could've explored more recommendations, and I would come back again!
Tim and his crew were great. My daughter stayed for 3 months while doing an internship in Memphis and he was responsive to any needs and concerns as soon as we sent them.

Positive: The cleanliness of the outside. The gated community was a plus!
Negative: I did not like that we had to walk around to the front to get in the house when there was a door closer to lot in the back. While walking around to the front we had to walk in mud & got our shoes dirty…a concrete walking path would be helpful. Also the bed was very squeaky, ANY movement would cause it to make noise which became a distraction when trying to be comfortable.
Good location. Cute little place. However, this bungalow did smell like mildew which was very offputting. The kitchen sink faucet needs to be fixed - it sprays water off to the side by about 2' when turned on. The bathroom does need a stopper in the sink. The exterior could be brushed off as it was covered with webs. Bug spray and air freshener helped the situation on the inside. Properly fitting coffee filters are needed. And for me, a work area with a comfortable desk chair would have been helpful - but I made to do with the metal chair/table set-up.
Positives - the property lawns and parking area were very secure and clean behind the fence. Codes for entry at the gate and house door were easy to use.
This was a cute place, felt very secure and met all our needs. Very walkable area close to a great park.

Process, Price and Location was fantastic!! We really enjoyed our stay in Memphis and ALL the wonderful things to do! We enjoyed patronizing local restaurant’s instead of chain restaurants!! The vacation rental met our expectations with the exception of a couple of things, one being the house wasn’t as freshly cleaned, there was dust under the sofa and behind the hallway door, the blind on the back door was missing a piece and lastly the bed and sofa was extremely FIRM, maybe invest in some better furniture. Oh, and the yard was not kept! Needed some TLC. However, overall we were semi-satisfied and look forward to visiting other parts of Tennessee in the future!

The property was nice, cleanliness could be improved upon but it wasn't terrible. The property owner was very nice and easy to communicate with. The bed was comfortable and we appreciated the security of the gate.
Check in process was very easy. But the refrigerator door was very dirty, and the towels were unclean and had hair on them. The floors were not swept and the bathtub did not look clean.
The location was great. Definitely felt safe with gated entry and exit. The place itself could use some upgrades and definitely recommend putting a television in the bedroom. It was not the cleanest but I’m a neat freak. I would definitely safe place air fresheners or some type of scent. Communication was great. Overall I’d rate everything about 3.8 out of 5. I’d would recommend for the price and the location.
Everything was as advertised
The stay had great parking in a gated area and felt very safe. It was close to great restaurants and things to do. The bed was super soft and the place had a cozy, comfortable feel.
The instructions to the place was clear and concise, we were slightly confused just on where we were supposed to enter but that was due to our own confusion. Otherwise everything was fine despite only getting to be around for a small amount of days.
This was a great experience. Kitchen had everything and bath was fully stocked. Everything worked great. Couch and bed were really comfortable. The only issue was that the walls were pretty thin so we could hear the neighbor snoring, BUT the owner included earplugs with the stay. Lol. So we were set. Thanks for a great experience.

Staying at the Midtown Cottage was convenient and comfortable at a less than hotel room price. I found the rooms and amenities to all meet or exceed my expectations described in my reservation. I enjoyed walking to Midtown, Overton Park and Rhodes College. Parking off street was a safety and convenience perk. The apartment allowed me to relax with the comforts of home. I even ran a load of wash so that I could arrive home with one less chore. Will be booking again next time I visit my daughter at Rhodes College.

Negative: Small television no television inside the bedroom & it wasn’t cleaned when I arrived they should hire better housekeepers it was old food under the sofa the tub had someone else hair inside. The toilet barely wanted to flush you have to sit there & hold it a couple seconds Need to hire me on weekends to clean it all customers would be satisfied. The area is nice the air bnb could be better though

Positive: The location was really good being close to lots of amenities and easy access to get to major roads to get out and explore the area. The cottage itself is well laid out and has everything you’d need and a really comfortable place to stay. It felt really safe and secure being there as a solo traveller with all the various security.
